Capital smart city commercial plots prospects for 2020

Dear members, what do you think about the future prospects of capital smart city commercial and residential plots in 2020? Things to be noted are: commercial plots were launched on the base rate of 56 lacs for 4 marla and as of now this old booking is avaialbe in the market on 20-25 lacs profit. Will one can expect more increase in 2020, if yes, what are the factors?

As far as residential plots there is still a handsome return on the files, will this appreciate in the future?

Is it a good time to buy and invest in commercial on 20 lacs + profit for the old files?

Khalid sb you are yourself an expert person. Commercial of CSC has great potential as of now due to limited number of supply and more demand. As I said previously it’s worth will increase further if CSC stick to the map they have proposed

Yes Ammar sb. Actually I do not have prior experience in commercial property. Its good and bads are not yet opened for myself.

Further appreciation is expected near possession which may be given by end of 2020. If it happens then profit may go double or higher because construction activity will be started by investors. CSC development is going on a very fast track, you may observe significant difference every month if you visit the area regularly

So you mean it worthful to invest in CSCI commercial even by paying 25 lacs profit and expect good raises in future like end of 2020

Yes Khalid sb you are right, this is the current market assessment. Hopefully CSC will not oversell the commercial in future and stick to their map which will increase the worth of the project

Hmm… Let’s see how it goes, sounds but risky as you indicated other dise of the story. If they oversell then it will be an surprising situation for a person taking a file on 25 lacs profit.

How do you see the commercials of Blue World City or ICHS. Or any other best options with reasonable prices.

I think BWC residential investment is not bad but their commercial seems overpriced at the moment till they get NOC

Hike in price is artificial vs ground reality. It might increase more when society will increase its price, otherwise will be intact.

Future of Capital Smart City is very bright in this year 2020 and the coming years.Reasons are in 2020 M2 Motorways interchange work will start, its fee is ( 6 Million ) is deposited in NHA after confirmation from RDA and location is also allotted which is little bit changed as was designed. In Capital Smart City Smart Villas Booking is also started on Installments which will boost this project. Linear parks work also started. Much more good news to come in coming months. When we compare Commercial plots with Residential plots, more return on Commercial plots because they are very less in market and demand is more. Please feel free to let us know if you have any genuine requirements.

At present CSC is spread on 55,000 kanal and now they are coming up with new map of 100,000 kanal .

Rest is self explanatory. (Oversupply)

It's all about proportion, if that's X percent (let's say 5% to 8%) of 55K and still remains X for 100K that is no issue.

Developers take pride in acquiring more land and congratulate existing customers, however, that more land thing only suits developer as more land will require:

- Fresh NOC, if project already under developed and physical blocks/phases not in place.

- Development funds and installments of existing customers will go towards purchasing new land. Already purchased land will get delayed development

Some of the best planned, secure and peaceful societies are smaller ones, in some case less than 1000 kanals etc., in general.

Commercial is ruined by too much:

- Mini Commercial that knocks other mini and ultimately the centralised commercial.

- Developers temptation to make some big bucks easy by developing the area little bit more and sell that as commercial rather than residential.

Even if commercial is well proportionate, unless the area is well populated, commercial will not rise... Where do we see CSC or alike projects being populated enough in next 5 years or decade...?

It's a question that not even the developer knows, as of now.
