I need the expert advice; for investment purpose whether one plot of 10 marla should be purchased or 02 plots of 05 marla.

Generally, smaller plots have more demand and can sell quick with better margin.
However, price wise 2 5 Marla can be expensive than 1 10 Marla. For example, if 2 five Marlas cost you 30 lac, 1 Ten Marla can be 25 lac (approximate figure).
Its all about knowing/learning the situation and making decision. However, percentage of return on smaller plots can be better.

Assessing worth (in terms of money) for underdeveloping projects may not be possible.
Files have risk and big gains too. Invest in files only with societies tha have a proper approval from whatever relevant authority CDA/RDA/LDA etc. In that case investmemt in files canbe somehow safe.
