I want to invest 2 million and my brother has up to 5 million. Mr. Khan/Syed Ibrahim/Pk 1 - Please shed light on what we can buy in Islamabad which is of great value and will surely appreciate in 6 months.

For safe and secure investment, I would suggest as following: However 6 months is very short period for investment in real estate, no, one can guarantee reasonable profit in such short period unless u invest in files which are very risky business:

For 2 Millin:

30x60 plot on map in Multi Residencia (Blocks A & B) around 15 to 16.5 lacs). Possession will be given in July/ Aug, 2014.

7 marla plot in developed sectors of Gulburg, to me this is long term investment.

For 5 Millions:

35x70 Plot with possession in C-Block of B-17

8 marla all dues clear file in Bahria Enclave

CDECHS (E-16/ E-17) possession plots

All of us want earn very high return on over investments, but we are never sure as to how much is high enough to be happy with. Most of the people are so fascinated treasure hunters’ success and one of big hits that they think that double money overnight is not an impossible feat.



It’s very human and natural to have liking for better return but one cannot get more than normal. The first thing that should be kept in mind is that return is liked with risk and higher the risk higher the return; but even this high risk also has a limit and after certain risk even more high risk cannot get more return.



A common person who has hard earned savings and is looking for some additional income needs to be prudent and wise. Benchmark of expectation is bank rate; banks are quite low risk venues and carry a small risk for its depositor and investors. Although, it’s not really risk free and the risk factor depends on size, financial health, reputation and experience of the bank. Without going into details Pakistan bank offer 6% to 10% returns on different products of different time horizons. National Savings Centre offer slightly higher rate, so the number outside of bank has to be 12% or more.



Taking this argument to real estate; general perception is that real estate sector always sees growth and property value doubles very soon. The fact is not true in most cases, if invested wisely real estate can give very good return but doubling overnight is not really possible.



People do earn a lot of money through files and forward contracts and at time of artificial activity but all this is not called investment this is speculation. Speculators do earn big time and also lose big time. Speculation is more close to gambling than investment.



For all of us who have hard earn savings should also be prudent and careful and should not fool ourselves when some comes and tells us that he or she will give us 50% return of 100% or even more. Good places to invest are the ones which give 15% to 20% return and some of the places do give in excess of 20% but beyond 30% is not common and is not usual.



Compounding is another thing that misleads most of us. If an investments gives 60% over three years, this does not mean that the return is 20% per year in fact the return is 17% and our first year investment increased to 117 at the end of first year and then to 137 and then 160. So a return that might appear high over longer period of time is actually effect of compounding and is actually lower than what we think.



Conclusion of the whole discussion go for fundamentally solid investment and know your risk profile before buying anything especially property; there is big investment involved and unwise decision could make one regret for long period of time.
