It's my 1st post here, have read previous posts from the members and i find them very helpful. You guys are doing a great job.
The reason of posting my question is, i want to buy a flat in karachi for investment, but have no idea where to buy. Need your help in this regards, also please let me know is it good to buy a flat these days as the situation of karachi is not too good unfortunately.
My budget is 2m.
Waiting for suggestions specially from k.K who i think have good knowlege of properties in karachi.

Thanks for appreciating the efforts. Its my favorite property portal as well and i love reading and contributing on the forum. Yes Mr K.K seems to be quite an expert in matters of Karachi property but according to my opinion i would suggest that considering the turbulent times of Karachi it wouldn't be a safe place to raise a family and since your budget is kind of on the low side regarding the current prices of posh and secure areas like Defence and palm view, you should either re think buying a flat in Karachi or increase your budget. If you don't want to do both than a local can help you in intricate detail about the nitty gritty of a chance bargain!

I am not an agent but i have some knowledge about trending properties in karachi. Clifton and dha are most in demand areas for investment are fully developed areas where you can have a good roi. Have a look to some flats available for sale in dha & clifton:

Thankyou zain, hiba and sheryar for your promp replies, i appreciate @hiba, you are right the desired apts in dha and clifton are far too high from my budget. Basically am looking for investment, doesn't matter if it is karachi or any city in pak either flat or plot or whatever but have a bright results after some time. Apartments, i think are good coz you can atleast get a monthly rent as compare to plots etc. Again asking for your advice, where should i invest arround 2.5m to 3m in pakistan? Kind regards
Salaams kamal saab, i don't know much about karachi, but i love investing in real estate in pakistan. A few weeks ago i was looking for options in karachi and came across a project by the name of naya nazimabad. If you get the time, do check out their website. I was impressed with all that they had to offer. The best part is, they have installment plans for villas, apartments and plots. Their website is www.Nayanazimabad.Com All said and done, personally, i feel islamabad has great potential where real estate is concerned.

Sorry for late replay but you can always directly contact me for faster replay.If you decided about islamabad than wish you good luck (personally after karachi i only prefer lahore),but if you wanna buy flat for renting purpose i suggest buy in city where you have family or relatives who can go and check after time to time.As for karachi you can buy flats from 5 lakhs (new karachi/surjani) to 50million(creak vista penthouse).Even in dha you can get 800 to 1000sq/ft flat in 2 million not necessary its new but in good condition and good location.Problem is to visit all to find one karachi is jungle of flats some completed,some in half way and many many just booking.Dawn is good for dha/clifton flats and jang for gulshan/jauhar/n.Nazimabad flats).Need any help just ask. @sabeen khan:for god sake i never suggest anyone nayanazimabad there must be some reasons.Never go on what they said on web sites ground reality is very different than they are saying.Can't go in detail for obvious reasons but if anybody going for it,drop an email me first so i can explain.
Hi kk, Can you spread more light on why lahore is more fruitful for investment than islamabad? Also what you think about investing in bahria town rawalpindi?

Let me contribute my opinion... Lahore realtor market is always a good option for investment and investors can enjoy good returns on short term and long term. But at the meantime, you are also suggested to invest in any trusted society like dha, bahria town, paragon city etc...

Salaams; @kk saab, thank you for your feedback. I had clearly mentioned that i didn't know much about karachi and had just come across the website and was impressed. I appreciate your warning us, as websites can definitely be misleading, especially for people like myself whom are abroad and can't visit the site to verify.
@kamal saab, honestly speaking i am in the same dilemma these days. There is a certain amount i have left to invest, and i am still weighing my options in islamabad. For the past one year i had moved to the lahore market, and that too was good. Alhamdulillah.
@kamal saab, just thought i’d add that personally i always believe in splitting my investment. This gives me the room to take calculated risks. Investing always depends on your intention, for example if you want to build a house for your family, your approach will be different from when you are investing for financial gain, etc.
Salamz again, Thankyou k.K for your advice and its pleasure to hear from you. Now! Why i have change my mind from karachi to islamabad? Because the flats which am looking for are far too high from my budget and the main reason is that someone from karachi has told me that flats are good for renting purposes but its hard to sell after buying coz mostly people don't want to spend much on apartments and resale value would not be that good, that's why am afraid. Am abroad as sabeen mentioned that's why am unable to visit the place before buying. But people here are suggesting islamabad but here am cofused again as you said lahore is much better than islamabad. Please people kindly advice me where should i invest either islamabad or lahore and why? And it will be great if you guys reply in details which location like sectors or phase would be good to get a good return after some time.

@kamal, as i mentioned earlier, it depends on how long you want to hold the investment, purpose etc. I feel for overseas pakistanis dha lahore is a very good option. Alhamdulillah, my experience was superb, everything is so organised and i never faced any issues, the best part is, when i wanted to move out my investment, it took me less than four working days to sell my plot! Though i am sure there are other good options like bahria, fizaia etc. With regards to islamabad, i have got a lot of good advice on this forum. Since our situations and intentions for investment might be different, i'd suggest you weigh your options carefully and do what suits you most. In islamabad, i split my investment and bought a plot in e-12 (some agents call this a 'high risk area' as the price increase is normally related to development rumours, then things can go flat). I am still looking for another suitable option.
@kk saab, in these times it is very difficult to come across sincere and genuine people whom would give advice as recommended in islam.
