Hey , can any one advice on which area is the best to built a family house in islamabad ( 5 marla ) . Child friendly , secure community ?

    While NOT keeping the budget in mind,E11/f11 are both somewhat posh sectors,but definitely secure and child friendly,and these two sectors have small plots/apartment options for families

    G11 also has 5 marla plots,relatively middle class ish sector ,some areas have water supply issues.nevertheless secure indeed

    d12 has alot of 5 marla houses construction happenning in it,but 50 percent sector is still empty,i would give it another two years before its densly populated

    trend for middle class ppl seeking 5 marla /6 marla houses ,in next few years would probably be bahria enclave isb and b17 multi profesional,coz of cheaper plots,gated communities,better energy facilities etc

    margallah avenue construction conflict betweeb cda and the contractor ,are rumoured to be resolved due to ghq,s keen interest in the project(since it will provide access to the new ghq as well..}

    if that happens,sooner or later, b17 will cater the biggest number of middle classs community(since b17 is 4 times larger than a cda sector)

      You can get an old PHA built 5 Marla single story old house in G-11. Surprisingly these house are very strongly built on foundations. My friend had two houses now in the area. When He tried to modify the house, He had difficulty to break parts the house as there was good quality material used in those times.

      Unit is available around 90 lacs or even less and spend some 20 lacs more and have it renewed as double story. All facilities are just on the door step, kid’s school are OK and very convenient access to the highway.

      A double story wisely-renewed house can give you around 50 K rent per month as well.
