Possession Plot Near Pakistan Museum Of Natural History

Respected experts,

I want a possession plot f 7 or 10 Marla size in vicinity of Shakarpariyaan Islamabad or on Chak Shahzad road. My range s max 40 lac. I intend constructing a house asap. All amenities should be available preferably.

Please tell me what all options do I have, I also request experts 2 highlight their pros & cons.

Near Shakar Parian construction not allowed being National Park park area owned by CDA. Shahzad Town is out of range. Try to find a Plot on Lehtrar Road near Tramri Chowk.

Un planned community but all facilities are there.

My recommendation is to purchase a plot in a planned community e.g Zone-2 (B-17,F-17) , Zone-4 (Bahria Enclave), Zone-5 (CBR Town , River Graden)

In your budget, you can still buy 1 kanal in Zone 2 with very decent development

Thanx 4 ur in put, infact i intend buying it 4 my sis n as my bro n law serves in general area shakar pariyaan, so zone 2 does nt suit them at all. Kindly advise me sm thng gud in my range near dat area.

Infact i hav total budget f around 70lacs at max 4 dis but it also includes construction f single story house at dat piece f land.

U can also check naval anchorage.(low cost as compared to dha bahria,but i dont know whether society have 10 marla plot or not

SALEH while purchasing plot any where, re-confirm that there is no filling in that plot, othrwise u will lose a high amount of money.

I would suggest 8 marla plot in Bahria Enclave, although it will take few years to be livable..... As the possession is expected within an year or so.

Next option could be PHA houses on Kuri Road.... You need to search for that... Although, it will take some years.

You can have a look at the Royal Avenue at Park Road....

If you take 0-Point as your reference point, for a 5-7 marla plot the best choice is F-15 possession area of JKCHS.

Access of JKCHS and MoI society to Kashmir Highway is approved. When this will be opened insha-Allah, you will take one straight road and reach 0-point from your society at a distance of roughly 15-16 km. A straight drive at optimal driving speed of 70-80 km/hr means less time and less fuel consumption.

On the other hand, from any other place you will have to make many turns. Bahria Enclave is a v good option but distance of enclave from 0-point is 19km (3-4 km) more than JKCHS. And so far enclave is not fully developed, it is more like living in a jungle but in future it will be a stylish place. But it is not a straight road drive, you will have to pass through high security area near Serena Hotel, convention centre and Diplomatic enclave so you can expect police barricades which will cause time wastage.

In JKCHS, all amenities of life are already available: Electricity, ptcl lines, sui gas, developed commercial centres etc.

And right now prices have been on the low side for quite some time. So many price jumps are expected in the future inshaAllah. Due to New Airport opening, opening of access to Kashmir highway, completion of Kashmir Highway as wide-lane main road of Islamabad etc. Plus it is CDA approved sector very near G-13 and G-14.

Not sure but I think you can get one in Rawal Town, dont know about the development standards but the location is great.

second plot filled or not, civil engineer, geologist, contractor or anybody who is building houses on reguar basis will guide u.

The location of PHA Houses is on Kurri Road, not yet developed, it will be developed in future. You need to go to market to see things on ground... Search the net, you will get booking prices. Location is great.

Royal Avenue is fully developed, people are living there, price is around 6 lacs per marla... Location is great. Although, it does not have NOC from CDA, I guess..

You need to visit and see, if u like this...

Safari Valley Phase 8 Umer block would be a much better option, ready possession with all basic amenities.
