Kindly advise what is the best option to buy a property in maximum 3 million for rental income, in islamabad/rawalpindi

In 3 million bracket for rental income:
Awami villa apartment Bahria Phase 8 price bracket 24 to 28 lacs rental would be 12k per month.
Lot of apartments in Hub commercial from 18 lacs rental 8k to 10k. But not better then awami villa apartment option.
Lot of people would recommend you to buy pre rented shops in their projects stay away from them only go for on ground possession options.
Shops in hub commercial can be a good option as well in price bracket of 3 million.
Shops are better than private apartment in terms of maintainability.

Get a nicely built furnished studeo apartment in bahria phase 1-6 civic centre or in phase-8 to get good rental income.
Bahria phase-8 Awami villas can also be explored.
You are likely to get 15,000 per month with 10% annual increase.
You can also explore gulberg in this regard.
You may have to increase 5 lacs or so but you can afford only a studeo.
You may get even one bedroom in this budget but quality of construction may be compromised.
Very recently big size towers are emerging everywhere and in 35 lacs, a quality built apartment may be available as they have big number of units in one building to give them good profit.
Purchase a plaza, or Build a Plaza, You will get rents of your wish. If want to purchase plots near New airport Islamabad.
