What is the value of 40/80 corner plot in G14/4 Islamabad.

40 x 80 plot general value is around 74 lac to 80 lac depends on location and leveling of plot.

It is very simple when you want to sell your property it has no value and dealers will try to find some fool to purchase your property and when you want to purchase same plot than that plot became best option around and value will jump by 5-10 lac in a minute.

99% of dealers taking top. and now in Islamabad 60-70% or more are dealers and investors and developers. They actually cash the emergency of the seller.If they only work on 1% commission i can not believe that they earn millions in months.

Are you a property dealer or investor or an intellectual who is guessing all the dealers. With due respect let me tell you one thing if you want to purchase a 2nd hand mobile phone you will get an XYZ amount from market but when you will selling it it will give you a big difference. There are some people who are working on top but not 99 percent. 2nd thing if some one is hitting a top on you that means he is not bad basically you are a fool person because you should clearly mention your points that you will deal with owner in presence of dealer.

Another thing some of dealers are making tops because so many of us purchased things from them but we didn't paid there commission. I know person he sold a house on 1 crore 20 lac and that person just gave him 50 thousand commission. So people can buy a property of 120 lac worth but cant give one lac 20th commission. i simply believe it takes 2 hands to clap. By the way i still believe that 40 or 50 percent dealers involved in top mafia. Another thing before selling or purchasing you should consult 4 or 5 dealers or Zameen.com or any other forum you will get market price if some one is giving you a plot in market price then this is not my or your tension that what is his cost.

Another thing Kamran if a plot price is 50 lac definitely dealer will tell you 53 or 54 lac demand as there should be a bargaining margin if he told you 50 lac final you will still demand for a discount. Things are not that dark but our visions are a bit dark.

Millions of people are selling purchasing in Islamabad if 99 percent dealers are fraud or corrupt then i think so Islamabad is a city of fools.

Both of you are correct @Syed Ibrahim @Kamran. There are good guys and bad guys in every field. We should think well and analyse the dealers well before making an investment decision. We should always do istakhara before buying/selling and should have a big heart also for absorbing a bit of risk factor.

You are absolutely right Sufyan specially istakhara is must before doing any deal very good point.

I am not a dealer not an investor and even not an intellectual. I am a common man and I believe this forum is for common men. Dealers and Investors have all the resources and information so they don't need these types of forum.

The above quoted hides make it very clear that it is not allowed to swear to sell or purchase goods. Pointing fingers on others is even a sin. I am just for search of a plot from last few months and so far I not met a single dealer who tells the truth.

I quote lot of example by name here but this is none of my business. I just want to share my experiences with others in this forum so they will take extra care by dealing in property. In property business there are Mafia's and I think you are more aware than me. There are lot of societies around and people are investing and invested there entire life's saving but societies are bogus. I think you remember few years back how the dealers loot general public.

There is very simple thing when two people are claiming that he is right one must be liar. Why when I approach a new dealer and tell him that I like that plot I found that the owner is dealers best friend or cousin? And he starts saying that he will finalize the deal in more appropriate way favoring me. My question is how a Bhatti shb is cousin of Malik shb and also a cousin of Ch shb and he is also a cousin of Syed shb.

Why when I want to sell my property there is no buyer and when I want to buy there is already 2-3 offers of that property and I asked to decide in few hours other wise the other party will purchase it but after three months the same plot is with the same owner and he is try to sell it.

Sir please I don't want to personal but I do want to share my experience and I promise when I met someone who is genuine I must highlight him.

And last but not the least by not taking his right (commission) which is halal taking top which is 100% haram tells who is making himself fool here.

Dear Kamran thanks for the detail message. first of all please clear one thing in your mind there is a chain of people who are working in market you can say different groups working in different areas.Sometimes we get information from someone else and forward it as it is. there should be a possibility of any conflict in source of information or authentication. Let me tell you one thing like i am not a property dealer basically i am owning a Pakistan engineering council certified firm and we are dealing in civil sector like anything related to construction but property is my hobby my passion i like to gather information regarding property and normally i also sale purchase of my friends and family property or internet only. So this is my personal experience that some time source of information is not good but that doesn't mean that everyone is here to cheat Mr Kamran. please tell me one thing kamran if u r selling ur plot in g 15 right and lets assume that i purchased it from you on 40 lac right and i am a dealer. i paid 40 lac to u and then sold it on some one on 42 lac or 45 lac very next day right then is this top. i invested amount and got a profit on it. This is a general point please clear your mind about difference of top and investment. there is a possibility that i purchased plot from you in 40 and due to market crises or any other incident or need of money i sold it on 38. and one thing else if i purchased mentioned plot on 40 i didn't forced you, you were agree and you gave me now this is my luck rather i can get a profit or loss in it. Anyhow this is my thinking and maybe i am wrong every body has right to express his thinking. And i will try to wind up this discussion as i think so we already discussed enough on it. The thing is that you are not finding a trust worthy dealer i will pray for you best of luck and i hope so you will get a good person to deal for you or you will do it directly. Good Luck

Thanks Syed shb. No doubt when someone invest he has 100% right to demand as much as he thinks fair. I am not against investors or demand. I am discussing the role of of a dealer not investor. Actually these days middleman play a significant role to set the price.

Increase in price due to demand supply rule is one thing and without increase in demand when someone wants to increase or even set the price is another thing. I gurenteed you due to artificial rise end user always suffer. There is only few investors who are actually dealers who are playing with general public.

The only solution of this in mind is deal with original seller. Dealers who are arranging meetings of sellers and buyers are playing their true role. So if a dealer invests in property he has a right to demand any amount but he is not suppose to sell it as normal seller he should tell that it is his plot. Because when a buyer visits a dealer he is thinking that dealer will help him to find good deal.

One thing more if i went to dealer and I ask him please sale my plot and he by telling heer ranjha story bought my plot less than market rate is it right? It is right if a non dealer buy that plot. Dealer is playing a role as my agent and he purchase my plot in low price and sold it very next day on 2 lac profit it is increase due to demand or fraud?

Sir my point is about Munafqat,dhoka and i am talking about general public who buy or sale a property in once in his whole life.
