What Can 15-17 Million Buy Me?

Guys please give me some advice. I need a piece of land as near to Islamabad as possible, in a decent area to build a house, and that too urgently.

I guess this money can't get me a decent size plot an any CDA sector. What are my choices then?

I need to live as close to F-10 as possible due to some unavoidable issues.

Saadi is right about G-13, but you should also explore G-11 and G-10 before finalizing G-13. You might find something that may appeal to you.

Pk1…Sir he mentioned decent sized so i mentioned g-13 other u are right that if he can compromise on the size,then he should also consider g-10,11.

Other brothers also give u good options according to their choices. My suggestion is that Gul khan sab go to F-11/2 there are 30x70 size plots good location near to F-10. Yeah G-13 is a good option.

F-10 is expensive, also consider G-11.

35x70 in D-12. D-12 has lower prices than G-13 and distance is also less. Technically it is around 4.5 KM from D-12 to F-10. But these are far ends. Markaz to markaZ would be 8 KM.

If you can find 35x70 Corner, than it would be great.

E-11 has higher prices.

How much will I need to stretch my budget to make it 14 marla in D12 , E11 or G10, G13 .

I am more focused on D12, E11 area with due to respect to G13, it does not look like isb despite the prices. Its location is probably better , hence the price hike or maybe there are no other better options in isb thats why everybody is buying in G13. But E11, D12 areas are better in my opinion.

PS: will there be further gain in E11 , D12 in 2 years or so ?

E-11 increase is doubtful. Probably there will be little increase. D-12 has to touch E-11 atleast. Expectedly, when D-12 will reach stage of E-11 & G-13 regarding population, D-12 price will cross E-11. Though E-11 has much better location but its development problems are popping its ugly head out now. A lot of Plazas, Shadi Halls and no parks will count as minus when D-12 has good population in competition with E-11. But still E-11 will always enjoy better location.

E-11 40x80 is around 2.50 and D-12 40x80 is around 2.00 probably. 40x80 Corner in E-11 is available for 2.70 Final. I still think you should find 35x70 corner in D-12 even if location is not extra- ordinary within D-12. Corner has a lot of benefits.

Does D12 have another access route or its the same narrow Shdi hall road of E11 , off khaban e Iqbal. I have seen that road, it has ruined E11 , looks like a village road in rural punjab, lots of bakra mandis and encroachments

Fortunately for E-11 and unfortunately for D-12, D-12 traffic has to pass through same E-11 road. Its 1 KM patch which has congestion. I go to drop kids in the morning and it is really annoying. That small patch has rush but still traffic is not exactly blocked.

First thing to happen is dualization of that road by CDA. E-11 societies has also contributed to that road as per their version.

Second access of D-12 wil be between E-11 and E-12. As per newspapers, CDA has started some work but it seems lie as nothing on ground. Actually D-12 will have smooth or close to ideal access when E-12 is made.

Thank you Malik sahib. I understand that they are even constructing a ’ Mazaar’ E11 access road. These things are then used to create obstacles even if CDA wants to widen the road. What a country !

I don’t know of any Mazar. One Mazar is very old and service road is curved at the place. Same is in D-12 service road south. It’s common practice as per my knowledge. It was a big issue to preserve Islamabad’s old shrines and mosques. Lal Masjid issue was also started out of the demand to preserve old mosques of Islamabad. Some of them are more than a century old.
