Which floor shop is considered best after ground floor

Dear experts,
I am interested to buy a shop in a multistory plaza. Where lower 3 floors contain commercial shops. Ground floor prices are out of my budget. Want to know which floor is best after ground floor. 1st or lower ground ( basement )?

Well, that depends on the nature of work in shop, rental expectations and the type of Plaza.

Typical examples can be Plazas for example (Dubai Plaza/Umair Centre) on 6th Road Satellite Town. People know those plazas for mobile shops and laptop/computer repair shops, some other business here and there. Only ones at ground are food selling shops, or big brands rest typical mobile/laptop shops barely make much difference for being on different floors. Average shops also make better ROI. Plazas just opposite to them are much new, cheaper but super flop!


-- Yes, in a straight forward way being on ground or close by is best location wise but that comes in costly! Some typical rules:

- To see if plaza is known for some specific business. For running customer business only ground works best
- Shops not at the back-end (whichever floor) with proper ventilation, sunlight available.
- Having Elevator makes life much easier and difference is minimised.

Generally speaking, in average plazas shops/offices could be good for rent but hard to liquidate, when one plans to sell off.

Lower ground or 1st floor in some cases would be the choice.

Food courts are also in high demand
