Aoa, i am planning to construct a house in bahria orchard phase 1 lahore. But i wanted to have covered area of 3000sqft approx 600sqft less then usual designes. Reason is my father and mother would prefer a large yard. And we r planning to have no bedrooms on ground floor. Do anyone have any experience with bahria design wing will they let us decrease covered area. I hope some of the professional experts here can help me

Yes, there is no such rule in Bye-laws
The restriction is on Maximum Covered Area not the minimum
You just need to ensure to follow the setbacks, open spaces etc are left
if you leave more space on front, it is allowed
