A grade should cost you around Rs.1800 to 2000 per sqft.... But if you choose to provide your own material than your looking at Rs.250 per sqft
providing your own material gives you a chance to save around 15% of your total cost...

Don't be confused to see lower rates from other contractors and always try to get the complete list of A Grade finishes with all scope of works.
Once you get complete scope of works with all A grade finishes and brands of fitting and fixtures you will have better idea yourself. Some contractors quote you lower rate and skip many scope of works and finishes.
I suggest you once you get quote get complete list of scope or works and finishes with quality and brands.

What is the average covered area for a double storey on 1 kanal?
Plot size 50 x 90.... 5 feet on both sides 10 feet at the back and in front so your left with 40 x 70
2800 for ground portion and first floor depends on the design e.g like if the terrace is fully shaded or not........
Than you have mumty.......
Also consider the bylaws of that specific society
Is car porch included in ground floor's covered area? What's the size roughly?
And the terrace is not included in first floor's covered area - is that right?

RS.250 includes DPC, structure, plaster and marble (labor only)
electricial and plumbing is not included.

Thanks H--T. Could you kindly summarise the average indicative costs under different headings for a double storey on 1 kanal in DHAI.
Let's say covered area - 5600
(1) Own material
(2) Labour rate
(3) Electrical
(4) Plumbing
(5) Wood work
(6) Other?

Labor rate is Rs250 per sqft
Electricial wiring will cost you around Rs.200,000 + 100,000 labor..
Plumbing costs around 6000 per bathroom and half that for kitchen. And pipes cost should be around 150,000 to 200,000.
Wood work : it depends on what kind of doors your after there are doors that cost Rs6000 which is the cheapest and than excellent diar doors cost around 25000 per door.normal wood work will cost you in the range of 500,000.
Windows depend on the size but for a kinal house your looking at around Rs 300,000 alluminium ones.
Outside gates should be between 100,000 to 150,000..
These estimates are not 100% accurate but almost 90% give or take 10% keeping in mind the rates for everything is going up petrol gas and electric and they are changing on weekly basis.
Paint should be around 300,000 to 450,000

(1) Own material (based on 10-15% saving) 1450 x 5600 = 8,120,000
(2) Labour rate 250 x 5600 = 1,400,000
(3) Electrical = 300,000
(4) Plumbing (8 bathrooms and 2 Kitchens) 8 x 6000 + 2 x 3000 + 200,000 = 254,000
(5) Wood work = 500,000
(6) Windows = 300,000
(7) Gates = 150,000
(8) Paint = 450,000
Total = 11,474,000
Seems like a 1 kanal can't be built under 10,000,000, would you agree?
Its best to have a budget of 10,00,000/- it would be decent construction

your own material should be multiplied by 1100 maximum and not 1450
Thanks H--T, that brings down own material cost to 1100 x 5600 = 6,160,000 and the overall total to 9,514,000 ~ 1 crore.
How does the 1100 + 250 = 1350 compare with 1800-2200 quoted for material+labour from a contractor. Is the gap all to do with discounts on materials? It's quite a big gap.
