Half basement required, 8ft down 7 ft up.

Renting out. So no inner walls shall be contrcuted so that options will be greater for multinationals.

This is very easy construction. The maximum it would cost you should be, from beginning till end, in finished form should cost between 950 to 1,100 per sq ft.
