Which is good/safe investment DHA Valley or Multi Gardens in respective of small investor?

I think so for investment purpose multi gardens is better then DHA valley. As DHA valley is still in 2 lac loss and they gave gates from main DHA phase but originally its very near to Kalar side. If CDA developed Margalla avenue then multi will shoot out.
