Average price of 1k plot in prism

As per experts the average price of plot in prism is 80 lac for 1k .... Is it really so? In sectors a,c,d,p and q the prices are more than 80 but average would be 90 (maximum). Then there are other blocks where the average is much lower than 80 e.G in sector f,g,h,k,l,m and n average would be 70 lac. When calculating average we cannot exclude bad location and boundary location.
The average price of 1k plots in prism would be around 72-73 lac. Isnt it so? What is the opinion of experts on this forum?

What purpose the average plot price serves? Block A plots are now above 1 crore while plots on bad location, near nalla, graveyard, boundaries etc are below 60 lacs. So significant price difference between blocks. If someone wants to sell or buy plots in Phase 9, then overall average plot price of Phase 9 will tell him nothing, but the block's average will give him some indication (although there are differences for good and bad locations within each block).

Btw, 1 kanal plots with current value of 72-73 and below are not that much in phase 9, unless those which are in a bad location. So the average cannot be 72-73. Has to be much higher.

Thanks guys for the feedback. Average price provides an indication how much premium should be added for a better location plot. If someone is buying a plot which is average price +10 lac then the plot should be @ real good location or else he is following the market hype. The difference in average price of block provides an indication if correction can be expected in the block in near future or not. Block A,C,D and P are a bit exceptional as they will be developed first and thus a big price difference.
