    Instead of house buy a shop for rent as it will have less maintainence cost and more rent on same investment

      True, as far as commercial. However, for me better to avoid commercial of PH-7 & PH-8 for time being. May sound tempting with pricing, etc. But undervalued due to being in surplus.

        My vote is for shop in commercials too. Check out some large shopping complex/mall projects near new headoffice in Bahria Enclave. It will fetch you good rental value and less worries to handle fussy tenants. Plus property value will increase.

        If it is for multi-purpose, that is rent a portion and keep one for you, then Bahria Enclave, all the way.

        If you are bringing capital from outside, then wait for Rupee and property market to settle somewhere. Both are sliding down and this is not the time to bring in your money.

          Inflation increases the commercials rental, too.
          ---Explore a shop in DHA-2 at Jinnah Boulevard in any new plaza.
          ---Bahria Town, phase 1-6 civic commercial is a success story, explore shop or office in civic center
          ---Bahria phase-8, overseas sector, though expensive, but a shop/office/hall will sure yield good rent, In Shaa Allah.
          --- You can buy small commercial plots in BT phase-8 in Abubakkar, Usman blocks and build a shop at ground and a studio at 1st floor. You have to deal several renters but if you are committed to get Halal income, you will never have any problem plus in BT and DHAs renter problems are minimal.

          On a different Note, bro:
          I used to take bank loans, keep deposits on "Sood" but never had peace of mind. All the time fights with my family.
          Decided to get out of "SOOD", took commercials and for the last decade, no problem whatsoever with renters numbering in double digits now, Alhamdulillah.

          I know people will now start cursing on me ,but they also know it is Haram, from the realms of their hearts & minds.

              @ A M Abbasi sahib! plz guide construction cost of A category double story on 10 and 20 Marla in Bahria Town Rawalpindi plus labour rate these days (tessi crundy or turn key). Do DHA and bahria have similar construction cost ??? Your comments plz...





              @ Abdul Qayyum sahib what are the rates of taxes on house and shops in DHAs and Bahria as compared to cantonments??? Some one told there arent and property taxes there, hard to believe but is it true??

                The Cost of construction if you build today will be 2800sqft and onwards. This is for A category house. Lets take an example for 10 marla house covered area is 3600sqft then cost of construction would be 3600*2800=10080000 Similarly you can calculate for the 20 marla house its covered area would be 5500sqft. This cost of construction is in BT and can be more if there is piling.

                Labour rate of the good experienced contractor starts from 325sqft but in the market you will find 280sqft as well but they will eventually give you lot of tension.



                Definitely the Cost of construction is less in DHA as there are no hard rules of steel however the plot cost in DHA is much higher then BT.

                  Many thanks Abbasi sahib for a quick response. The rate you mentioned i.e 2800/sq feet . Is it with material cost or 10080000 would be the cost of construction if one gives contract at labour rate and provide the material by himself. And if its the cost incurred for the contract on just labour rate would it accommodate soil testing, possession, design and approval??

                      Thanks imtiaz sahib, i have been through this article and the cost mentioned in it gives an estimate of 2100 per sq feet, but i have heard that bahria makes you spend more in foundation to cover up their mess. Abbasi sahib is into this business in this area , he can comment as to how true is the estimate in this article.



                      @ Abbasi sahib, the rates you mentioned i.e 285- 325 . Does it cover marble or chips on roof top, boundry wall, electrician, plumber, carpenter and white wash labour or not?



                      What about soil testing. Is it some thing reliable or just bogus paper work?? Plus soil testing report rates plzzzzz . Is it different for 10 marla and kanal or same...
