In short, investment is better in flats or plots especially flats in posh areas of islamabad and plots in underdeveloped cda sectors in islamabad? Reply please.

    Jin sectors mein possession nahi hai wahan plot mat lain kion k CDA bohat saray sectors 30 years say develop nahi kiye aur logon say paisay liye howay hain. Jahan possession hai wahan lay lain. Islamabad mein Flats popular residential preference nahi hai aur families avoid kerti hain flats mein rehnay say. Flats ki prices bhi itni jaldi uper nahi jati aur kuch cases mein to neechay hi aati hain. Jaisay F-10 mein Al Mustafa tower jahan aap ko acha 2 bedroom flat 70-90 lac k beech mein mil jata hai.



    Lakin commercial flats ka scene kuch aur hai. Commercial flats ki prices bohat taizi say uper ja rhi hain kion k islamabad mein achay commercial areas ki bohat shortage hai.

        Selling off the flat is hectic and lot of wait is required. Renal Income generation is good in flat at key locations.



        Plot easy to sell, appreciates at good pace and no maintenance cost



        So my choice will be PLOT.

          Yes, Khalid SB is right! plot should be the way to go. Just to add: In general, KHI can be an exception where apartments are in demand and quite easy to liquidate at appreciated price.

          Apartments do have maintenance cost, if rented that is to be paid by tenant. Also plot could not give any monthly ROI even if that's worth billions, unless construction on it.

            Agreed, for Rental income flat could be better choice as it cost less and get better rental ratio secondly renting fast as locations are usually prime, lastly property is secure under building management even if you are out iof the country.
