How to find Good dealer?

Many Dealers have the same plot and they are asking different prices. How t find a good property dealer who only seek to earn his commission and not looking 4 any TOP?

Property dealers are not the kind you can trust with blind eye. In which city do you you want to purchase a plot? If your family or relative lives there, ask them or the friends or the expert in this forum to name top dealers of city in which you wish to buy property.

This is really a serious issue now a days. Due to some bad real estate agents, people are not trusting dealers in general. Always note few points in a dealer. -

1 - If he is registered or not with income tax department this shows his credibility. 2 - Will he do a final meeting in presence of seller and purchaser. 3 - Get a general reputation from market of that person from any of your reference. 4 - Never deal on phone or message always meet your real estate agent face to face.

Sometimes, same plot is quoted to dealers with different references, in that case you will get different rates for the same plot. Likewise, if you are selling your plot and shared it with 10 dealers and your demand is 50 lac, every dealer will try to catch that deal. And for catching the client, some dealers will demand 49 lac. some will 49 lac 50 thousands and hence your plot will be routing in market with different prices :P

I faced this issue with a real estate agent back in Feb. 2011. I was unable to see seller personally, because he was out of country, I was also going out in 5 days.

I purchased a 10 marla plot in Sector G, Phase 8 Bahria town for 12.5 lac + 1.4 lacs for boulevard, transfer fee etc. And now Bahria town is asking for another sum of 1.8 lac as additional development charges... I don't think my plot worth this money now.... what would you guys expect I can on that plot if I sale it?

You cannot trust any real estate agent. In a real estate man’s eye, the most expensive/impressive part of the city is where he has a house/plot to sell.

hummmmz i agree with you all but the thing is we can change this culture for giving opportunities to fresh and energetic people as far as my experience in10 agents you will find one agent who will deal gently and fairly.

In my opinion, once you have dealt with a real estate agent in person, only then you can have a decent idea of their authenticity.

Most dealers who handle your family properties, whether your immediate family or distant are ok to trust, however if you are dealing with a reputable agency then chances are that you will end up with a fairly good dealer.

One thing for sure, if you start dealing with too many agents, then it can turn into a mess. So its important to deal with only a few preferably one at a time.

A real estate agent knows about what documents are required for a property. A dumb estate agent will keep on fluctuating below your decided last price which you had fixed with him. This is just one point :slight_smile:

I appreciate your comment. But my experience was completely different. When i bought a plot for the first time, i was completely new in market, with no experience. Some people (most of them were agents) told me to stick with just one agent.

I tried to follow their advice but the one i trusted, he tried to deceive me (same story as @compaq). Then i decided to go for multiple agents. The result was marvelous. Although, there were some bad advices but i got a lot of valuable info as well.

There was a plot which was on deal with many agents but i ended up with one of the agents who got me a very fair and lowest deal in market.

I will conclude, if someone doesn't have an experience in this field he should get as much info as he can. Relying on just one agent is not good, no matter if he is a reputable agent or not. Well, at least it gives you a peace of mind that you are doing it right and according to your own will. Moreover, chances are very less that you would be deceived.

Hey! Are you guys honest enough with your responsibilities to be looking for honest estate agents?

But maybe there's someone out there who's at least trying. For them, i'll list a few points.

Ask probing questions from the agent like:

A. Is the other party (seller or buyer) direct with them? Would they mind arranging for a one-to-one meeting? They must not mind.

B. Ask them what they think where the price might settle. If there's no straight answer, you might want to leave it at that and look for another agent.

C. Ask them what other areas they deal with. If they deal in a large spectrum, they might not be a specialist in your area of interest or any other area in particular for that matter.

D. Ask them where they invest themselves.

Whoever you choose, keep another couple of agents handy to verify the rates.

A relatively new agent (3-5 years) would be your best choice. He'll work the hardest for you (unlike the magarmach of the industry) without making a lot of mistakes (unlike the freshies of the industry). This is not a rule of thumb, just a suggestion.
