Investment option for good rental and property value appreciation

Dear experts,

I am planning to construct a plaza with for good rental/property value raise.

Plot price is around: 78 lac..

Plot size: 3.75marla (96square yard)
Covered area: around 3600 square feet
Number of floors: basement,gf,1st floor, 2nd floor.

Location: bahria phase 7, commercial.

Please guide me with ur sincere advice about how to proceed with construction. What is the estimated cost of construction per square feet.
A friend of mine is asking for 250rs per square feet for managing all construction and he will charge me for all other costs that he will spend like labor, furniture etc.
Do u recommend to construct. Or investment in land is better?

No recommended for Bahria phase 7 commercial.Phase 7 commercial almost empty so worthless at the moment.Only Spring North Bahria Town Phase 7 is the area going good.

Hold your plot and i hope it will give you good return in near future and stay away to start construction.

If you like to start construction then should care and don't contract with material.Purchase each and everything yourself and keep one trusty watchman.Very difficult to find sincere builder in this area.Plots are always better with no headache.
