Salam experts,
I have been looking at d-12, park enclave and bahria enclave for residential/commercial investment options and been quite confused. I will appreciate your feedback on above or other options mostly in islamabad zone-1, zone-2 and bahria enlcave and park enclave.

      D-12 is a solid investment, no doubt about it. But that is too lazy an investment. That is, you buy and forget, it will keep gowing and staying ahead of all other properties in the market. Period.

      If you are a risk-taker and want to flip fast. Then go for Bahria Enclave with eyes closed. This is the best time to enter BE because it has been stagnant for a while and now with the shifting of headoffice on 30th April, BT and MR seem poised to play big there.

      N.B. Their next door competitor, Park View City is dead at the moment, so all odds are in favour of BE.

        With 50 millions.......

        1) B-17 Block F 10 marla commercial on installments and keep waiting for 3 to 5 years
        2) Five marla commercial in top city or mumtaz city and keep waiting for 3 to 5 years
        3) 10 Marla commercial plot in installment with possession in BE and keep waiting for 3 to 5 years OR 5 marla two commercial plots in hub commercial phase 8 bahria town and you can start construction immediately ( for construction you would need extra money)........

        You can grab 4 commercial plots with this money ( for installments you would need extra money in future)......

          Commercial lookahead of 3-5 years seems a little too optimistic!
          We know bahria phase-8 is now in 20th year and still commercials, except few locations, are over supplied.
          DHA-2 is now in 20th year and commercials have become now worthy.
          Enclave comes comes after some areas of phase-8 (hub commercial is ok as you say)
          B-17 also showing jungles of commercials.
          Any society historically takes at least two DECADES to offer commercial's worth.
          3-5 years in MC etc seems bit early to offer projected profit/rental worth!
          See airforce Tarnol, almost 30 years now and still commercials in gray area even they have provided boundary wall.
          I think the way phase8 is being populated, both residential and commercials projection looks good in few areas
          BT phase-4 civic centre is an ideal place to put money in civic centre now.
          All locations above may prove good in 3-5 years buy only residential.
          But for commercials:
