Pressurizing seller after byanah

If the seller uses lame excuses after byanah(written byanah) and delay the transfer process, what pressure tactics you have?
Stay order?
Fir?
Legal notice?
What else?

Anyone please help. Thanks.

What kind of excuses he’s making and which city & Area?

HE says its rented and tenant is not releasing the house…Ravi road lahore

Depends on terms and conditions written in the bayana agreement. If there is no detailed bayana agreement, the there will at least be a bayana receipt. In that case the matter will depend on the prevalent practice in the trade of real estate. And the practice is to return double the amount if the seller is backing out and does not complete the transaction.

The problem is in order to enforce your right, you will need to go to court. And cases like this can take a lot of time and expense. In Pakistan, people also use badmashi unfortunately.

Someone who is not fulfilling his obligations will not do so even with legal notice but you can try it by asking a reputable lawyer to send it on his letterhead.

FIR is not possible as this is a civil dispute not a criminal matter.
