Prospoects of Investing in E-16/17 Cabinet Division Society Islamabad

As far as E-16/17 is concerned it certainly has very bright prospects for good returns. The society is offering possession of the plots on clearing dues while construction on few plots has already started. Infrastructure like roads, streets, sewerage lines, underground electricity and other amenities are nearing completion. The Development of the Society has been done by Habib Rafique and it is better than many others. There is already an upsurge in the prices of the plots. It is expected that in short span of time the society will see substantial increase in the prices of plots.

If a person can wait for about two years then perhaps investing in the E-16/17 will be a smart move. With the provision of Gas which is expected by the end of the year many people will consider building their homes in the society. At present prices of the plots are low if compared with others societies and that is why margin of profit will be higher. It is a good option for investment as the situation is all set to change and the society will soon appear on the investor's radars Insha Allah. At the same time society office bearers are requested to expedite and complete the remaining development work as early as possible so that members and investors could harvest the fruits of their patience. This is my personal opinion so please consult others as well before any decision.

E-16/17 (Cabinet Division Housing Society) is located in CDA's Zone II roughly about two kilometers from the Tarnol Railway Crossing on the main GT Road. It is surrounded by other societies like Margalla View D-17, D-18, F-17, T&T and Roshan Pakistan. B-17 is located further about 3-4 Kilometers towards Margalla Hills. The society is a very peaceful and scenic area and despite financial constraints it has been developed well on modern lines. It is one of the society which is located very close to the CDA's sectors of G-14 and G-13 (about 7 minutes drive) where prices of plots are beyond the reach of low income group. Even if compared with the prices of G-15, F-15 and F-16 the prices of plots in E-16/17 are almost half. The price of a plot of 50X90 still ranges 23-30 lac depending on location and a plot of 35X70 ranges between 16-20 lac depending on location. The prices of the plots are insignificant when one is shocked to learn that a good location plot of 25X50 in G-13 or D-12 cost you 40-50 lac.

Sale and Purchase in the society has been limited and it is because of the reason that the members (Employees of Cabinet Division) are still holding the plots while have not cleared their dues resulting in delays in development work. Nevertheless, much of the development work has been completed and it is hoped that the remaining work will be completed soon. Recently, work on Margalla Avenue has been started which will also help increase the price of the plots in the society. It is said that Margalla Avenue will connect the GT Road near Sangjani Toll Plaza which is very close to the Society.

As far as the Margalla Avenue is concerned, your information is little outdated. Last month The Punjab government has taken its opposition to the CDA planned project the Margalla Avenue.

Development work on the said project has been stopped since then.

A few months back I heard the news that Cabinet Division Housing Society is planning to allot the plots through balloting to those members who have paid the full developmental charges.
