When we compare G-14/3 with G-15 and F-15 we should consider resale value of the house in those sectors. By Investing 5 million for 40*80 plot and add construction cost around 12 million(construction starts after 2years time) after 3 years the value of that house will be around 30 million.

But if we purchase today a plot around 4 million in G-15 or F-15 and construct a house in 10 million rupees i doubt it will cross 18-20 million in next 3 years.

So by investing now in G-14/3 i think one can gain more. Here i ignore rent gain in 2 years time by investing in G-15 because in other hand we only invest 5 million in G-14/3 but in G-15 we will invest about 14 million.

I also increase 10% construction cost/year to remain fair.

I am a bit not satisfied by your analysis. first of all this is not confirm that you can built your home in g-14/3 with in 2 years. 2nd thing is that today you can construct a 40 x 80 house in 10 million but after two years according to our market it will be tough to make house in 12 million. and if it goes for 3 or 4 or 5 years then cost will change.

2nd thing is that in g-10 and g -11 rates difference is .2 million not more then 2 lac same case with g-9 and g-8 so this is not possible that in g-14 40 x 80 will be on 30 million and in g-15 it will be in 20 million. 10 million is a hell difference just for 1.5 km :). i think so when g-14 and g-15 both will be 100 percent developed or you can say after 3 or 5 years difference of rates will be not more then one million :). specially when approved exit of g-15 on Kashmir highway will be operative.

And by the way if difference will be 10 million then I don't think so any wise person will purchase home in g-14. :P This is my personal opinion.

You can compare it in another way right now in g-14 30 x 60 house is available in 11000000 and in g -15 its available in range 85 to 90 lac. Definitely g-14/3 will be cheaper then g-14/4 as its on back side same case like g-13/4 and g-13/3 almost more then half million difference.

And when g-15 will get there exit way on Kashmir highway it will give 5 or 6 lac boom to every plot or homes so as per above figures i don't think so that after 3 or 5 years difference will be more then one million because options will be not available in g-15 at that time because it will definitely fill before g-14/3

Currently Asking Price in G-13 of 3060 home is 13-15 million. While few weekback my friend sold a house of same size in G-15 @ 72 lakhs only. I visited a year ago and see a house 4080 in prime sector G-15/3 muree facing very reasonable construction fo sale asking price is 14 million lat saturday when i went there that house is still for sale.

I am agreed with you that only 2-3 minuts extr drive than why we pay 70-80% more but this is mind set people prefer CDA and also development of the sector matters. B-17 is far away from Islamabad but development of tha sector is zabardust thats why prices are going up. G-15 and F-15 lcks good development. Can anyone compare F-15 with F-10,F-11? Big No . Curently the demand of 40*80 house in G-14 is 25 million and in G-15 is rs???? i think 9-10 million difference is now is explain the wholestory.

Yes Kamran i agree with you but you are discussing about g-14/4 and we started that chit chat for G-14/3 after possession there will be a difference between both of them. Let me tell you one thing in g-15 houses are avalible in range of 15 millon to 20 millon depends on location ad in g-14/4 i can give you a house on 20 milllon :stuck_out_tongue: and i would say again that one millon or two millon will be difference this is my personal guess and experience time will prove it inshallah. Kamran one thing which is very important right now plots are avalible here thats why homes are a bit cheap after 3 years there will be not a single plot avalible in g-15 then you will see the difference of rates.

Ok agreed! Than come on the point Tel me some very good options n G-15 and F-15. Pindi face,Corner and leveled plot. I do want o purchase with the help of Dealer but directly from the owner. I surprised that a same plot quoted in market diffrently and range is not 1-2 lac it is around 4-6 lac.

Kamran yesterday some one told me that 1203 and 1205 is for sale in G-14/4 35 x 70 size and demand is 63 lac. and in f-15/2 there is a plot behind main markaz plot no 375 dimensions 60 x 90 they are demanding 55 lac with all dues clear or 50 lac with old dues. 917b and 917c on main double road 40 x 80 G-15/2 is also available and they are demanding 51 lac for each. 206 40 x 80 is also available in F-15/2 level plot demand 36 lac. 153 without possession 40 x 80 available in 28 lac.
