What Should Be My Next Move?

I want your advice about following:

1. Wapda Town
2. Al Haram City Chakri Rd
3. Gulshan-e-Kashmir Chakri Rd

I would like to give a little premise, I landed up in DHA Valley Oleander 8 Marla on its very start, next I bought a 5 Marla in Uggoke Mor Skt, then Bahria Enclave new booking on a very high rate f 1200k. Despite all my wrong moves, I intend holding all of them.

Now, I'm left with around 700k only, which at max can be extended to 1000k (but with lot of stress). Please guide me keeping in view my track record, as I can't afford another stroke of that kind. I'm aiming at getting good returns (not for constructing a house). I can wait for 5-7 yrs.

What location (from above 3 or any other) do you advise me please?

For three years. Wait till the new booking of Multi or faisal town. Go for it…

Go for b-17 E block, possession is due in July 2014, and the prospects of Margalla Avenue are bright. So it will be a win win situation in the next 6 months.

I hav 10 lacks at max, wat will b estimated down payment for multi n faisal town new booking n by when they r expected 2 b launched?

Buy another 5 marla plot in dha valley and for this you have to extend your budget a bit…

Wapda Town is not a bad option.

But, I would agree, that waiting for next booking of Faisal Town or Multi Residencia are not bad at all.

1: is it a legal development?

2: what is the future of it let say in next two/three years?

Dear Saleh, you may also consider CBR Town Phase-II near I-16 and FOECHS. Rates in this society are quite low at the moment and will rise with any solid progress on Ring Road.

Any news about upcoming bookings in Multi Residencia or other good projects? I have to arrange some money on time before bookings are announced :slight_smile:

@ saleh…Sir my sincere advise…Always invest in renowned brands…Never ever go to such brands which are not very famous and well reputed…My suggestion is always go for CDA,DHA and BAHRIA only…

Brother why dont you go for a 5 marla in valley when you can wait for 5 to 7 years..it will give handsome returns..Sir mind you one thing that dha bahria multi and cda has its own status in real estate market so you should concentrate there..I would suggest you buy another 5 marla in valley.

Yes some people give too much priority to brand. So much,so that they will pay more than crore for one plot in awkward and distant location such as Bahria phase 8 or in Bahria Golf.

But personally I think location and access is a big factor. Why should I pay more and drive through Gulraiz or near rawat on gt road when I can buy in a decent society in cds approved Zone 2 sector at 30% of the cost in Bahria which is in pindi not Islamabad.

Saad bhai, i do agree wid u abt brand but DHA atleast appears 2 b failing n Isb.

Bro PK1, how u c wapda town n CBR Phase 2. U thnk interchange plus MA will pick Wapda town, i dnt know effect f RRR(If materializes sm day) on WAPDA. But I thnk banging on RRR s being 2 much optimistic.

So plz advise future course f action...

It was expected to be in this month. But Multi will have elections in March, so, to me it looks difficult that will launch any new booking before elections. So, can't confirm.

Till March there is nothing new in Multi and faisal town… These are only Rumors to uplift the market and to calculate the value at which new booking will be launched.
