Estimated cost of the 5 marla house should be around 2000 onwards depending upon the finishing material used.
@Imran Map procedure is like that
First pay map fees for house design. Get the slip from bahria office
After paying They will give you contact number of designers plus Map guide
Get appointed with the designer and finalize the design
After design finalization they will take 12 working days to give you the complete copy
For structural design you have to contact the sturctural designers but bahria has some recommendations for designers. Contact bukhari as they give you discount. There number is available in the list provided to you by bahria
They will do soil test and structural design.

If you construct your house by yourself it will cost you around 600 per feet for gray structure.this is my personal experience as now a days i am constructing my own house.if you need more guidance you can contact me i will guide you how and where you can save money
