    But Rashid bhai everyone is saying Gulberg is over-priced. This is why as you know it is true that for a long time Gulberg plots were selling in loss.

    There is always risk in purchasing over-priced properties.

    Gulberg project is spending so much money on star marketing!
    Whose pocket is this money coming from? I think from the pockets of ordinary people who are paying overprice amounts for the plots.

      It means one Ten Kanal and one five kanal plot of Multi Orchard is equal in price with 4 kanal plot of Gulberg.

        Gulberg is overpriced, although location is fairly decent comparing it to Multi Orchards. There are question marks since its IBECHS people don't feel safe investing such a large amount of money with them. With MO, you have that peace of mind, however, they may take a lot longer to develop it so likely to see long term profit. I personally would go for JKCHS farmhouses instead of both of these as they have given possession to majority so at least you have something on ground and yet its half the price of Gulberg and just as a big name brand as well.

          Sheikh sahab, I visited the place earlier this month and MPCHS seems on track to deliver possession mid next year. Quite a lot of work going on at a good pace.

          It is understandable that Gulberg being in ICT should be more expensive than MPCHS farmhouse scheme in Wah Cantt, but I will not be surprised if eventually Multi Orchards comes very near Gulberg in price.

          The site of Multi Orchards has some very good advantages. It is very near Wah Cantt where you find schools, hospitals etc. So you can start living there straight away after possession next year.

          On the basis of value for money, yes Gulberg is much more costlier as compared to MPCHS.

            Multi orchards is located on a very nice location. I prefer to build a farm house away from home. As to growth both will perform well. However gulberg prices are artificial

                Will Gulberg Greens have better security or Islamabad Orchards of multi?

                Multi farmhouse will give good profit next year when they do opening ceremony and give possession in Orchards and Residencia both?

                Is it advantage or disadvantage to have small plots in the same compound as farmhouses?

                  MR PARDESI you cant compare GULBERG GREEN to multi gulberg green is way superior than multi,multi is not in islamabd.

                  1 LOCATION IN CENTER OF ISLAMABAD,MULTI FAR AWAY FROM CITY WITH NO DIRECT ROAD ACCESS,you go through a small road.

                  2 220 FEET GULBERG EXPRESSWAY 2 MINUTES DRIVE FROM ISB AIRPORT,ROAD WORK EXCELLENT A B C block fully developed.

                  3 working on direct access to park road from other side.

                  4 Little expensive as compare to multi farms but multi farms are in taxilla not in islamabad and far away.You can compare it with wah cantt societies not islamabad.

                  5 For future growth they already give 150 plots to a reputed int firm to bulild 150 model farms and it will give a big boost to prices.

                  6 2 big companies are already making multi story towers you can see construction.One is telenor.

                  7 go and visit and decied.

                  Some people diont know the fact they say overpriced in phase 8 bahria 20 km away 7 marla plot is around 40 lakh so why 4 kanal cant be 175 million.

                    A farmhouse is supposed to be somewhere peaceful, not too much traffic, tall trees (not tall buildings) and not too close to the hustle and bustle of the city but accessible at a convenient medium distance from civilization, schools and hospitals...

                    Multi Orchards fits that description. E.X.A.C.T.L.Y.

                    You can live in Orchards - drive on Motorway instead of the crowded Islamabad Highway. Reach Islamabad blue area in the same amount of time as from Gulberg and pay less than one third of the price for your plot. From Multi Orchards you can send your kids to excellent schools and universities in Wah Cantt at 6-7 km distance. Such as Roots, Froebels, Sir Syed etc.

                    I think Multi is much better value for money as compared to Gulberg.

                      Gulberg green is over priced 17.5 million is very high price y not then d 17 farm houses where u can get 4 kanal farm house around 8 million with immediate posession electricity and water already many farm houses are built there its on main gt road direct acces from gt road very near to margalla avenue
