I have few questions. Experts please advice.
1: is there any map for phase 9?
2: how far is it from ring road?Please comment on pros and cons of its location.
3: how much is the actual price of file and transfer fee?
4: after buying a file do we have to pay development charges? Or that's it?

2- Location is not finalized so no one can comment how far it is from ring road
3- These days Kanal file price is around 49-Lacs
4- yes, you have to pay around 15-lacs development charges after ballotting.
If you can afford it, I would suggest that you go for Phase 8 at less than double the price of Phase 9.
Even if you have to do it as a jv with someone you can trust.
But the advantage of Phase 8 over Phase 9 is not double - it is at least 5-6 times more.
Phase 8 is at advanced stage of development, the location is right on the ring road, standard of development and location are better than all DHA Phases in Lahore so price will not just increase it will multiply insha-Allah.
For Phase 9, there is not even any land earmarked yet. So when will it be developed? And initial juice typically found in DHA files has already been squeezed out by file speculators. This is why the price is so high for a file. It is not a plot.
Dealers mafia has given so much hype to Phase-9 otherwise Phase-7 & 8 are very good opportunities for investment right now. Phase-9 needs at least 8-years to become liveable.

It has been more than 10 years since Phase 8 files were first launched, and possession in phase 8 is still 1-2 years away. In Phase 9, we don't even know the exact place of the land yet.
