Advice on bahria phase 8 ali / rafi blocks?

Require advice by anyone who has knowledge on bahria phase 8 ali / rafi blocks?

Looking for a cheap small plot in good society with scope to build in 2-3years for personal living. Would build house to live temporary when im in islamabad. Just checked prices of 5 marla in ali & rafi blocks and prices appear to be fairly reasonable around 18-23lacs.

Can anyone confirm if these are with possession as this seems to good to be true.

I would be grateful for your advice.

Safari Valley is best place for living with all basic facilities.No nedd to mix phase8 with Safari valley.Safari valley almost populated.

Ali block is little cheap than Rafi block but both are good for living.

Ali block 5 marla 2 to 2.5 million depend on location.

Rafi block 5 marla 2.3 to 3 million depend on location.

Allah knows best it's just my opinion.

Rafi block is good to go.prices are steep n best for buyig…buy a good loc plot with natural filling

Filling is a major issue in rafi block that’s why prices are low…try to avoid such plots not good for construction

Mixed views here, what reasonable price should i pay for possession 5 marla plot in rafi block?

Can anyone tell which series plots are good in rafi without filling

Please inform which street or series of rafi block are filling area.

Are there any security / maintainace fees for not building on the possession plot in Ali or Rafi blocks? Ive not bought in Bahria islamabad before so not sure here.

Basically to sum it up there are 3 charges:

  1. Possession charges for 5M resedential - 58,500 Rs

  2. Maintenance Charges to be paid at the rate of Rs. 500 and Rs. 1000 per month for residential and commercial plots for Safari Valley, Bahria Town Rawalpindi from May 2010 or from date of purchase.

  3. Non Utilization Charges. If you have not made home after obtaining possession in 3 years.

Maintainence charges i think are too much if one keeps a plot for 5 years as an investment he has to pay 30 thousand extra at the time of sale.

I agree safari valley is the best location to live in but the only draw back is that you will have to spend atleast 10 lacs extra on construction.

Filling or no filling your plot will be treated as the filling one and you will have spend extra.

But even then i have heard issues of cracks in many houses in safari valley. I dono why is that so if bahria makes strict checks during the process of construction …

@HT: Who will treat ur plot as filling one?? Does bahria forces upon plot holders to spend money on some filling treatment at construction time? And why would it treat all people in safari valley to handle filling???

@Muhammad:Somebody mentioned me that there is a dearth of good developers in BT. Probably because people dont take time out and supervise the development process.
