Recently bahria town has announced bahria orchard scheme near phase 8 rawalpindi. It is installments based. Downpayment is 30 lac and 2 year installments. Total price is around 1.15 crore for 5 marla commercial.
I want expert advice about is it a good investment ? I can hold plot for 02 years.

What I understand now a days, rebate for dealers exists in all new projects either on resale basis or high commission. Does it make the project risky due to this single reason?
What is the base of your claim about change in map? Can you elaborate please?
It is a good deal in this price. Commercial plots in Bahria-8 commercial will appreciate big time. I would go for it. But talk to potential dealer openly about rebate. Tell them to share a big chunk 60-70% of that with you.

The biggest risk in my opinion is every developer's trust-worthiness. The case under discussion is bahria, so remember enclave, phase 8 extension and phase 9. Buying a file is in reality buying a promise ... How much is Malik Riaz and for that matter any developer's promise worth, anyone can judge in his/her own way. In my books, worth nothing at all. So be careful with your hard-earned money, buy plots with possession only whenever possible.
