B-17 D-Block or E-12

Dear friends,

I need a dolid advice from you guys, I've got limited investment, I'm confuse should I invest in B-17 d-block 3060 plot or e-12 2540 plot, where value of both location are same, kindly advice which location is more good in terms of investment premium.

E-12 is CDA sector and was launched 22 years before but their allottees are still waiting for its development and there is no signs that its development will be started in near future and if the same situation remain then it is hoped that such 22 years more can be spend but its status will remain the same, now the choice is yours where to invest.

People usually like to invest in CDA sectors or you can say they prefer CDA sectors on any private housing societies. But i totally agree with Mr Waheed Ullah and there is a bright chances that you will get possession in D block in next 3 years as they have already developed a b c blocks plus e block is under development. so right now d block looks better then E-12

Okay fine E-12 development status is zero and future is uncertain.

But my question is what if someone has already invested for own home in other societies. Should he or should he not invest in E-12 for long term investment?

Is it possible that E-12 will NEVER materialize? Or is it possible that allotment of plot in E-12 can be cancelled in future?

Well, for the time being I would suggest to go for G14/3 or G14/2. Although its undeveloped but will very likely be commissioned soon. It's a CDA sector and is on a very good location and for investment purpose, it is the best at the moment.

E-12 -without a doubt is on supreme location. The development may start in 5-10 yrs, of course its a guess but it will develop ultimately and will not definitely linger on for more than a decade.

The best part about CDA sectors is even if they are not developed, they don't lose face value and prices rise steadily (inflation aspect may not be covered).

I personally am not a big fan of private societies, even though CDA has always been pathetic and sluggish but still once something is made, it rules the market and your money is genuinely secure.

But MBS,

Even CDA sectors do not always rule the market. Let me give you an example, Sectors I-14; I-15 and most importantly i-16 are not ruling the market even though the development in I-16 is fairly good standard!

Sorry by CDA sectors I meant Islamabad sectors excluding I sectors. And frankly I don’t know much about Pindi sectors.

I think in Pakistan you should invest with a timeline of 5-10 yrs max otherwise u just lose real value of your money in the hands of inflation or forgo the opportunity cost of your capital.

With regards to E-12, you should invest BUT when u see some tangible signals coming or when the development kicks in.

Because the prices will not double up straight way, so like a stock market, pick up the shares when the rebound.

In that case you might pay a premium of say 10-20% extra but you would have avoided the uncertainty and risk.
