Bahria launches pre-booking registration for Karachi projects.

Here are the details:

Bahria icon - 62 storeys Options: shops, offices, serviced apartments Location: opposite bagh Ibn e Qasim, Clifton Registration fee: 100,000

Bahria tower - 24 storeys Shops, offices, serviced apartments Location: Tariq road Registration fee: 75,000

Bahria town - residential scheme Homes, apartments, residential and commercial plots Location: unknown Registration fee: 15,000

The Registration does not confirm your entitlement to a plot.

When the project is officially launched, the registered members will get the booking forms first. The actual price of the properties will be declared that time. It could be rocket high or decent. On receipt of booking forms, you have the choice to go ahead with Booking or leave it. If you choose not to proceed, you can apply refund (except processing fee) and get it in 3 months.

|f you make your application, Then there will be a ballot.

If your application is successful, you continue with your installment plan. If your application is unsuccessful, you apply for refund (except processing fee) within 3 months and get it.

However, if your application is successful you'll not get a refund at all.

@MBS If i will be successful in balloting so in the mid of the project can leave the project means can i transfer the file or will have to finish until all installments?

Oh so that explains why the government and court would not let Emaar go ahead with its project! :) Emaar's massive scheme is in a limbo for no apparent reason as far as I can tell. Karachi was always in the pipeline for Bahria and do they have a nice way of taking care of their competition or what.

Good for them and bad for Pakistan.

@Amer am not sure of the future terms and conditions but generally its possible to sell your file. There could be a minimum period like a year or two but in my view the installment plan will not be more than 2 years. In that case, practically you should be able to sell any time but cant say it for sure.

I wonder why not let both go for it. Karachi is able to take care of tens of such projects. Why sweat the competition?

Emaar has been defunct for sometime in Pakistan even though they had invested heavily in Karachi but they could not take it any further because of the court ruling. It was a while ago but I found the link to it anyway. Take a look.

It may or may not have any link with Bahria's plans for Karachi but as far as I can see, this is how it goes in here with all the leg pulling. Competition is healthy but if it means less profit for the likes of Malik Riaz then they would go to great lengths to uproot them quickly. Take the example of Emaar's project in Islamabad - if there is one community that offers better standard of living in Pakistan than Bahria then it's Emaar's project. They have every reason to be concerned here.

I think it will be a successful campaign. I would assume a big appetite for bahria in Karachi.

Bahira town and his mangement is roll model for all housingsocietys of Pakistan. Be hopeful for beter future.

The prices are going to be very high still it's bahria's new born baby in Karachi, so i guess, it will be good. Let's see. Regards.

@KK please share ur opinion on possie location of bharia residential scheme.

It is going out to be a fabolous housing scheme by Bahria Town.

I am damn sure it will be in remote area (like Dha city near fiesta) because other locations ICON & tower they have mentioned …

It seems bahria had an overwhelming response to Karachi projects. Great thing for Karachi. It was a much needed and awaited option.

Regardless of its success, some things don't seem just right at least at the moment...

Bahria has allowed to sell the "Registration". Now that essentially is making the grounds for a frenzy of trading Registration entitlement, without the projects being actually announced.

And if this trend catches up, we might see the "Own Mania" in the market and that would definitely lead to inflated prices of the project prior to its launch.

Some would call it a wicked way of making money but really shouldn't the largest real estate developer be more genuine and ethical? I am afraid setting this kinda practice isn't healthy for real estate sector especially in fragile economic situation of people of Pakistan.

Nevertheless, I wouldn't be surprised if some court decides to have a review on this practice.

I mean trading of "Registration/Membership" - seriously!!! :/

On another note, they have officially announced the upcoming launch of

Bahria Town - Hyderabad Bahria Town - Sukkur Bahria Town - Nawab Shah Bahria Town - Peshawar

Now one can clearly see the shift in Bahria Town's strategy, focus on outside Punjab!

Does anyone Know the reasons? :)
