MR wont come back to rawalpindi … He is making alot of money from jinah avenue and his recent launch in nawabshah has proven a great success for him . He is likely to launch his future programs in quetta and peshawer for similar returns . Jo bhi krna hai ab bahria managment ne hi krna hai in phase 8 . MR is getting super rich filling his own pocket but he has to release funds in phase 8

You could be correct to some extent but a place like Phase 8, which is Huge, It would take lot of time to get filled up with Houses, commercial markets etc. The end user activity is totally generated by country's economical progress and demand for new housings...The demand for new homes is there but those who will be living in these houses probably cant afford to build or buy a house due to slow or no growth in peoples' incomes, In any case, I think its not fair to compare Gulberg with Phase 8. Both are different simply because, in Ph8 , one can buy or build a house right away with all the modern facilities available, while for Gulberg...there is a long road ahead. Bahria is a proven society in terms of providing basic needs of community while Gulberg has to prove yet.

For investment purpose, yes a comparison can be made between Gulberg and Ph-8.

Phase 8 mai already bht saray ghr ban gaye hain in D,C lake view block , safari valley and few in F-1.. Population growth is exponential . First few houses take some time to start in the society but once there are few houses then construction activity starts at rapid pace. Many families are moving and shifting there, construction is in full swing.

on the other hand gulberg has a long way to go . Chotay investers hain wahan may be many people wont have that heart to construct house there , many wont be able to afford that either

People gave MR their money because of his track record in bahria phase 1-7 and if he didn't keep that standard, he won't get the same response in the future. According to you, market is very smart; I agree with you there as it represents people's collective wisdom.

Now having answered your question Sayeein! I still want to ask my question again. The reason I ask is that I am not thinking what MR wants to do, but rather what he CAN do in this situation where he is stuck from several angles among people that aren’t friendly and have the power (e.g, Chaudhry Nisar, Supreme Court and perhaps army as well because of DHA Valley whom he might have appeased by giving them garden city). How likely it is that he still delivers phase 8 and enclave successfully and what are expected timelines? Now Sayeein jee, an expert answer is due from you and not another question please, thanks

The 2nd part of my post got online after ur answer, nice response Sayeein! People did buy in Karachi and enclave because of his previous performance, but failing in enclave and phase 8 might change things … Hard to guess I admit but I personally will not buy from him, depends how many out there could think like me …

First of all Malik Riaz violated the rules/regulations big time in garden city. The annexation of forest land illegally is a big violation. MR is known for bribing and he assumed that he would get this solved later by simply bribing. And the poor buyers bought like crazy. But in this case its not MQM or Zardari (PPP). It pmln. During PPP rule he used to do whatever by bribing the then president, ASIf ALI ZArdari. Look at the latest Ayyan ALI money smuggling case. She said that the money was generated by selling bahria land. And PPP's personnel were assisting her throughout. By the way she was caught red handed after her 84th visit. Not during her first visit. You see how much MR bribed Zardari?

Now in this case its PMLN and Ch Nisar is known for his bitter enemity. He brought Malik Riaz to his knees. Malik Riaz tried everything but at last he has to give Gardencity to defence (DHA). Now the conclusion is that till DHA does anything for the new GT road link road, the future of Gardencity from investment point of view is not good. ANd there is another issue of villagers but that is not a major one and defence will use its tactics. For Garden City we will have to wait for the actual start of the construction of the new link road to GT road. Else stay away. If that happens then gardencity will be the main beneficiary and a slight increase in phase 8 prices might be possible. But not a significant amount. Please ponder.

Now for Bahria enclave, Islamabad, Same thing. MR sold the plots using his own thinking. Now even after almost 4.5 years CDA has not approved his plan. In summary Bahria does not have NOC from CDA. I talked to the director of CDA myself. You may try to do the same. The original plots assigned to the investors got changed to different locations as CDA did not allow the land he showed on his maps in 2011.he tried everything but failed. Please check ker lein. Till MR fullfills the requirements of CDA investors wouldn't get into it. That is the reason that even after 4.5 years we were not handed possession for 5 marlas launched in 2011. Once again he violated rules big time. And only the poor investors are suffering. Buyers are innocent. They hardly have knowledge about these complexities.

You should remember that khi was launched way after gardencity, Bahria Hamlet, enclave 1, enclave 2, phase 8, and Golf city. And you see even though the poor small investors were struck, he made loads of money in khi. Now if he does the same thing anywhere else it will happen the same way. Y??? coz people are crazy and they see him as a good developer. Thats it. And Indeed Bahria's development is one of the best in the nation. Nobody can deny that. But i stress on having an investors mind.For living Bahira, as of now, is best.

Conclusion:

Gadencity : nothing till the GT road link road is started.

Enclave 1: Nothing till CDA approves and the actual possession of 5 marlas is handed. That is the main problem area.

One main reason is that he is politically affiliated with wrong parties. If Ch Nisar was of ppp then this issue would have solved way before.

The bottom line is that he should not have violated the rules. And one should never be too confident about anything in life.But now his only way out is to extend his friendship hand to PMLN. Jo maar muhabbat sey maari jati hey wo jang ker key kabhi nahi maari jaa sakti. A fact!
