My point is only that “Gulberg will be good initially, just as Pakistan town was good when started by IB but later on it started deteriorating and now it is a mess with the very same IB?”

Gulberg is being built at the great location, second to none, but I need to know why IB will be greatest in the world while it is a failure in their first project?

Investment purpose you may be quite right for sometime as we are “bhiarh chall” but after possession, would the IB perform different than it is doing in Pakistan Town?

People may follow your advice and if they put their hard earned money in Gulberg, to make a house in future and not choosing the nicely maintained BT, only to find later that their decision was wrong….Where would you place yourself?

For the time being Gulberg is hot for the investment but the ones who want to invest their life-earned money for a dream house, may regret later when compare to BT…I am not talking about the working class, the retired community who want to live in peace and in the esthetic environment.

Regarding CDA, sir G, when you have to pay taxes to the govt. While transferring BT Enclave property on your name, how could you say that it is illegal?

CDA is big-big-big-big fraud, more than MR and we are all familiar with this fact. People have gotten old with grand kids living in the societies where CDA is still singing no NOC, no NOC, and no NOC??

Regarding garden city, it is “Shamlaat” and He is legally right in getting the land, if you ask me to explain, I would be happy to elaborate on this! But I am rather sure the informed person you are, you already know this that how “Shamlaat” thing works.

Let me not ask you the answer but yes I am confident what I wrote.

Let us hope that Pakistan real-estate sector grows on +ve terms and our leaders understand and address problems of the millions of people who are not having home.

@ abdul qayyum there is this one big factor which takes precedence over many other things in real estate. That being location/access. No matter how good a development is location is the first priority of many. In terms of location BT8 is no match for gulberg. You can look at G-13 for instance. It has poor development but very good location. Look at where the prices are right now.

First of all if you pointed out the GT road access to Gardentcity in the first place then yes you are to get the credit. We have no difference of opinion in this.

you raised a point about Pakistan town (constructed by IB). Good. My question is that is IB applying the same standard currently as to which it did to the Pakistan town? lets visit both societies and witness. I personally think the development status is quite different. Now please tell me the price of 10 marlas in Pakistan town? also please tell me the price of 10 marlas in DHA. Lets not write anything till we get the answer for my request (at least for this one). We cannot call something a final masterpiece of anything before a new development is completed.

Bahria key aap ney kitney high standards ginwayee hein...why does not the price go up? zara sakoon sey sochein. Why are people buying in Gulberg like crazy? you mentioned it could be a bhair chaal....fine you can say if you want to...but a smart investor would spend time to figure out if its really a bhair chaal or if it has something which we all are missing. There has to be something which is attracting investors to Gulberg like crazy.

I believe that there is at least about 7 lacs jump remaining in Gulberg at the very least, IA. Now people may argue that the development might not be good..this or that... Fine ...you have freedom of speech. But what if the development turns out to be a good one? lets say not to the standard of bahria but a decent one? what would would happen then? will you be able to get into Gulberg then? NO!

Ab meri baat sunein ghaur sey...the widening of islamabad expressway, a decent development in gulberg, the successful launching of villas, and the soon to be announced possession are the main factors that lured the investors into Guberg.

Regarding CDA and other govt related stuff, I am with you. Corruption, lazyness and all bad stuff are the things which derailed not only CDA but Pak itself.

Agar Bahria ooper gaya, Gulberg us sey bohut ooper jaye ga. One more time we are talking about the gain delta ( the profit margin). The only way for Bahria to glow is if MR abandons all of its projects and come back to Phase 8 only and he spends days and nights in phase 8 and solve the problems and then he launches a new project very next to it with higher prices. Now how confident are you in seeing this scenario happening? The probability is very very very low.

You are a very respectful person but you are way too optimistic. And there is a difference between theory and reality.

Location is number criteria ,provided it receives the best of development/infrastructure as well.

laikin aik badsoorat insan apni jasmani safai oor khushlibasi/ khushikhlaqi say mehfal ki zeenat ban jata haey.
