I have already said here about Gulberg location.

Let me repeat my exact write up once again”

“Gulberg location is best, second to none”.

The difference between yours and mine opinion is:

When one has failed, no matter with clean outfit or dirty outfit, totally with it’s first adventure, Pakistan Town, how come the very same could become greatest in the world in the next occurrence, the Gulberg?

If location is what you think is all then “Ghaouri town, Bilal colony and the rest of the family are even closer to the capital, having better location so you then must say these are also best than BTs & DHAs?

Let us close this this topic and settle what Nadeem Sahab said:

“Let us wait till gulberg gives possessions and then do compare”

Gulberg Residentia is not as close as being portrayed, it is located further > 7 KM from the Greens, surrounded by villages and some of the villages will stay, like thorn in flowers!

I also like to invest in gulberg but you first clear my question, even if my best analysis is not good enough in your sense or I am behaving as a child!

Thanks for the detailed analysis. You said Gulberg will be developed on better standards, let us hope so. I am agreed with you that we shall see the final shape of product and really there is a lot of sense in this.

Regarding BT phase-8, yes right, MR needs to do different things to raise phase-8.

I had the following in my mind when I said BT would be better than Gulberg:

DHA extension was also sold, as you say, like crazy.....35 lacs plot came down to 05 lacs when " bhair chall" died and that was DHA who was delivering good in DHA-1 whereas gulberg, although it looks good as we stand, still needs to prove that the very same management could do wonders?

Profit making is one thing sir and investing from the life savied hard earned money to make a dream house at a dream place is another thing!

Your audience are only and only investers....at least it seems from your learned postings!

But I Receive several mails on regular basis where people ask about their retirement places and a good percentage of them do not even know the very basic stuff about the twin cities developing townships....they are NOT investors...the need to be guided as per the best of our knowledge.

Now my best may not be good enough but at the end of the day we should ask ourselves whether we have accomplished something as productive?

Now you see sir, BT is going through its worst time but why prices in value added places are resisting? Why sector F-1 and most part of phase-8 is refusing to come down further?

In fact prices are going up now...Am I right here, sir?

From the pure investment point it is good to take some juice from gulberg but there are lot of people who do not care the capital but wish to live in a nice secure and clean place, let us hope gulberg prove at par.

We must never forget that Pakistan town was done on good stabdards, almost as good as gulberg is now, but later upkeep of IB did its bedt to make it as a slump!

@Abdul Qayyum. Good post. It makes sense although I still feel that location disadvantage of phase 8 is such that it suits the retired people far more.

You are right sir. There are lot of people who have played thier innings and I include myself with those ones.

I have great regard for Sayerin Sahab's straightforwardness and his knowledge and I do hope his expectations about gulberg prove as being perceived.

Sir BT is having 32,000 employes and starting from the gardeners up to the top sitters, they are great professionals. BT has develpoed so much that Ch Nisar could damage it only up to some extent. Who knows in next term where would be Nisaar but BT is likely to stay.

@Abdul Qayyum. I agree with that. Bahria is no doubt the best place to live as far as facilities are concerned. However bahria enclave is a slightly different story.

Dear Abdul Qayyum Sb and other experts. Can you give me a value assessment for a 50x90 plot in Sector E Bahria Phase 8. It is regular category (2nd to corner and road on both front and back)

In sector E there are few plot having one Kanal area. There are total of only 50 plots.

Yours non category is selling at 80 lacs as per this week transactions

Yes E block is good block of phase8.Price rang is 7.8 to 8.5 million depend on location.

Although could you please elaborate on how much does a 10 marla or similar size cost in F-1, currently? You mentioned one more sector, thuse, please tell us the cost of that as well.

It's depend on your budget.C,E,F1 and H blocks are good in 10 marla category.

In 7 marla category Abu Bakar block is best.
