My budget is around 4.5 to 5 million for plot and another 5 million for construction.
Can you guys elaborate why E, F1 and H are better than others.
If you enlighten me with the merits & demerits of subject blocks then it will help me understanding the dynamics & ground realities which in turn will allow me to take decision for my dream home.
P.S. I am overseas and can't visit project site to witness development.
E, F1, H are better probably because they are on elevated ground. Disadvantage: far from main gate.
If you have google earth you can check the elevation.
A, B, C, D and overseas enclave have advantage of having located closer to main gate and DHA.

5 million is not enough to construct 10 marla. 8 million should be decent budget in my opinion.

What I meant by finding the floor is that the prices kept on falling and now it seems they have stabilized. They are not falling further. In urdu....is sey zayada mazeed neechey nahi gir rahi. But do check with property dealers as to how low they went.
now in F1 if the price of 10 marla is around 30-35 lacs then this is the price which the market thinks is right for this society.abdul Qayyum saab mentioned about F1 and so the reply to that is yes this could be the true value. The same was about 60 lacs and now it came all the way to 30 lacs. 50 percent loss hua hey.

If Sayeein is buying then he will check with at least 3 property dealers in addition to what these respectable gentlemen says to confirm the details.

Thats it Sayeein Sahab....I wanted to go home in Feb-16 but now I gonna see gulberg for the 3rd time, ASAP, with a positively biased heart and mind. I would see Residentia, villages, whether or not boundary wall would serve its purpose, the amount of earth moving stuff, how much have been done compared to my earlier visits and all.

It is E1 where I bought 6 Marla corner for my daughter and I wanna buy more right there:
This lane , possessions, maps and all is paid, nearby construction started, elevated, nice view and and ........all plots are having extra land at frontage and extra land at sides where you can even build by paying BT only 4-5 lacs for the land worth of 20-25 lacs. Here normal plot without extra land has reached, I may be wrong, its bottom and costs @ 22-24 lacs but I concluded this week at 25,50,000 and 60,000 to BT, 2,000 for papers and 25,500 to dealer of course. I am trying for more but so far not successful.

In my opinion buy in sector E, a 10 Marla, a nice sector indeed, if you could afford. I am negotiating for my brother a 10 Marla....it is reaching up to 45 lacs. If you cannot then go for E1 for 6 Marla, but NOT E/2/3,....
F1, I , H possessed but NOT F2/3/4.........you can go ahead in any of them.

In E1 lane you mentioned which got extra land is worth buying because 6 Marla with extra land from BT costing you altogether 26 lac

Sir I am not a dealer. You can check with at least 3 in the market , including Saadi Sahab, and do the buying. I just shared my experience in good faith.
Really, you need to send someone to see and compare between E , F1 and E1 as they are not very far from each other and view, height and filling wise, they sit in the same caregory.

I personally like your six Marla with extra land idea please mention that lane and full cost so I can work out on my budget

I am also thinking to make house in Phase 8 of Bahria in F1 series and need corner plot but dealers are saying corner plot in F1 is around 50lacs. I don't know the reason why still prices are very high.

First of all please ignore and excuse some jahil paindus as they are simply jealous. Insaan apney actions sey aagey nikaltey hey ALLAH key fazl sey...per yahan log ye samjhtey hein key zoor zor sey paindu ki tarah bolney sey ye apni baat sach manwa lein gey.

People blame me that i took their investors to Gulberg. I say no. They do their homework and if they find something good they do it. Who am i to move the market.
Now to answer your question.
Please avoid Abu Bakr, Usman and ALi block. All of these blocks have very narrow streets and its a big mess. Its a Raja bazar. If anyone still wants to waste money then what can i say. Aap key paisey hein jo merzi kero.
2). Bahria blocks C & D are best if you want to build you house tomorrow. Not only build but to actually start living tomorrow as you have best facilities. The 10 marla plots cost around 60-65 lacs. But its worth it for living.. Again for living.and also both of these are close to main business district.
3) People talk about E and F blocks. My answer is so so. Yes you can build your house but it will take 2 years or so to get populated. So its not good for living now. The price range is from 45 to 55 lacs for 10 marlas. Agar full services enjoy kerni hein tou dont waste money here if you want to live tomorrow in these blocks. Thus, Sayeein does not recommend it.
4). Overseas block 2 is another option. And the cost for 10 marla is around 50-55 lacs.
5) Now I am going to give you the best option if you want to build house within month or so and also from investment perspective.
Please consider Gardencity. The location is ideal and there are houses under construction as we speak. You can get a 10 marla plot ready for construction for 45 lacs. The best thing is its location. If the road gets built then its hardly 2 km from GT road. If the road does not get built then its about 7 km (which is now). And its location is far better than E and F. E and F location is not good. They are 17 km inside. Very far.
Ab Sayeein ki eik aur baat sunein. Jis din Gt Road wali access road ban gayi, there will be a massive jump in Gadencity prices, IA.
Summary: either block C or D .......OR GardenCity.
