sirf aik question mark jaga kahan say aigee phase 8 main? kionkeh international standard theme parks key liay kamaz kam 2-3 blocks key baraber jaga chahiay.

laikin MR nay agar faisla ker lia hay banay ka to yaqeenan ban jaiga

bottom line watch the market , 1 wk to 2 months time frame for true direction of price trends.

Dear Truthseeker

Land is not an issue for MR, he has acquired enough land. Only issue is development pace of existing blocks in Phase-8 & declining prices. He gave Theme Park completion date coz he knows his credibility has badly hurt during last 2-years so nobody would believe in such announcements / advertisement. You see, couple of years back he had no concept of giving completion date but after BTK he started announcing tentative completion dates just for the confidence of investors. If he starts development immediately, price boost would be long term but even if he doesn't start development on ground immediately, its short term impact could be seen in 1-month.

One more information. BT Pindi dealers gathered last month & wrote letter to MR regarding the deteriorating situation in Phase-8 & asked him to seriously intervene as they have been suffering losses. Uptil now, they have not received any formal reply & they are planning next meeting in two weeks and they might go for sit-in protest in front of Bahria office. I am not sure but may be MR took this initiative because of this unrest amongst dealers. This is what I know from dealer in Pindi, may be my info is incorrect. You can check from your sources as well & let me know if I had correct info or not.

Opponents of MR left him with no option other than to do something inside where He already has possession. Announcement something big in phase-8 is somewhat relaxing for the ones who were thinking that BT Rawalpindi is in deep trouble and it is becoming a dark shadow on the BTs canvas. Such big investments confirm that pieces of cake have been done well among the hungry ones???.

Let us hope He could do the same with CDA’s baboos to get NOCs for Enclave!

I was wondering at the timing of this announcement and others as well... Eid-ull-adha is near and mostly overseas Pakistani's visit homeland this time of the year and do their investments as well... So I think there will be kind of "TEEZI" in the market in these couple of months in all these areas esp bahria with this new announcement of theme park, gulberg and others with express lane expansion, and multi b-17 with their two new announcements of multi royal family villas launching and their acquiring of manzar-e-kohsar will also attract some investors as well.

just my thinking.... One may disagree

Itna bada project 2016 main complete hona shaid thora mushkil ho but ager ya 2017 tak be complete ho gia tu bohat postive impact ho ga phase 8 k lia. Your information is 100% correct that's why theme park news is front of us.There is some good news are on the way regarding phase8.You will see prices will rise in near future inshAllah.Bharia phase8 is one of big project in RP and it will take time so think possitive and hope for best.

And Bahria key loog kehtey hein Bahria 60% loss mein hey..114- (-60) = 174% difference. Ye ho jaye ga...wo ho jayee ga....pata nahi kia ho jayee ga...ye tou mein pichley 2 saal sey sun raha hoon...

Bahria 1 lakh bhi nahi berha jab sey shor machaya hua hey...and ab ye na kehna key Sayeein ney manah kiya investors ko Bahria sey...bakool kuch logon key Sayeein market move kertey hein..aur ye merey sey bohut ghabratey hein..

But...

Sayeein sirf Sachai ka saath detey hein.

Bahria is not good for investment. Wait ker lo aur dekh lo.

if someone still wants to invest in Bahria then only two viable options:

1) C or D blocks

2) Garden City.

aur ye mein nahi aapkey Bahria key dealers kehtey hein aur wo sAyeein ko comission nahi detey. Phone ker key chek ker lejeyee..

Stay away from E or F blocks for your own good. Apney paisey ki kader ketein...Wahan lagayein jahan aap ko tasali ho..

aur rahi baat Gulberg ki...lo mein keh deta hoon... Gulberg bohut nikamma hey....people earned 9 lacs in less than 6 months and abhi bhi rate opper jaa rahey hein....but phir bhi for your satisfaction....Gulberg nikamma hey....khush.

sorry to say ap kisi fool dunya main hi reh rahe hain agar apko phase 8 ni pasand ata ya wahan bussiness potential nazar ni ata.

gulberg development se possession phase mai hai. In waqto mai phase 8 mai logon ne 200 % profits kamaye hain . Ab wahan genuine buyers arahe hain for permanent stability.

Gulberg mai aik bhi criteria full fill na hua tou aik dum prices neche shoot krengi. Kitne saal tou usko abaad hone mai lag jayenge tab tou market slow ho gi hi wahan

I dont know why people ask me if I visited Bahria. Yaar I have stakes in bahria, Ahumdolillah. And yes I have VISITED. Urdu mein likhta hoon....Bahria meney bohut dafa visit kiya hey.

Now you are saying key Gulberg neechey aayee ga...ab mein kia kahon. Theek hey mein aapko negate nahi kerta....wait ker key dekh letey hein..Gulberg is about to give possession in December for a few blocks. I hope possession na miley..

Once again, I hope na miley.. And then technically the prices should fall per you. But I have a different thinking. Aap January tak wait ker key dekh lo. Ho sakta hey 5 lakh aur berh jayeein.

No doubt about Gulberg location and prices are stable and last two years rise but no possession and at the moment prices are on top stage.

Log Multi,Bahria Enclave,JKCHS,Dha valley,Dha phase2 Ext,TC,MC and PECHS ko dakh kar dar chuka hain issi liya ponk ponk kar kadam rakh riha hain.

ایک بات تو یقینی ہے کہ آی-بی وھاں فلیٹ بنا رہی ھے اور کچھ نئیے ولاز بھی مگر کیا صرف لوکیشن ہی سب کچھ ہوتی ہے؟

بحریہ ٹاؤن ثابت کر چکا ہے اور گلبرگ نے ابھی کرنا ہے

گلبرگ کی جب کریکشن شروع ہو گی تب پتہ چلے گا۔۔۔۔۔۔بحریہ ٹاؤن تو برداشت کر لے گا مگر کیا گلبرگ بھی کر لے گا۔۔۔۔

It seems He has managed to claim some more land beyond sector L may be in the extension area (just gossips of dealers no authentic news). Whatever the location, it would be far away from the GT road as He has to put life in the dead and distant sectors.

By doing this, He can make phase-8 nice even if DHA , too, fails to get GT road access to GC!
