Bahria Town Phase 8 rise in 2015

Guys, any update about phase 8 extension, i heard some development work started over there, kindly share the latest update

Any one can tell about the 10 Marla plot in phase 8 at prime location ? thanks

What is the future of Phase 8? Are there any developments or price increase in next 2 - 4 years?

Compare to local area phase8 is good for living and for rental purpose.

For good return it will take time.Safari valley is almost populated with good security and all basic facilities so not a bad option for investment.

I am in Pakistan and visited DHA valley and BT phase-8.
They have installed street lights and Oleander & Lilly blocks housing DHA homes are under fast development pace
Several new DHA home clusters can be seen rising up. All indicators are showing a very near handover but not in 3 months as they are saying?
I think at least 6 months from now.
It is confirmed that Malik Riaz inaugurated the Masjid in DHA homes.
In phase-8, prices are improving for sure
In fact I have decided to get demarcation of my small commercials in Usman block and almost decided to give contract to contractor at Rs 1800 per sq ft with material.
The contractor has to do 5 piles 20 ft deep and 6 feet digging to start unit foundations for each unit.
Visited 2 no if already rented similar units and rent was Rs 22,000 to 26,000 for the full unit ( shop & studio).
The 15*20 plot has seen its bottom ~28 lacs but now the minimum price is 30 lacs
I am posting this as several readers asked questions for both valley and phase-8.

one of my questions, that remains unanswered for a long time even after postings in many threads...

If we ignore the factor of RWP Ring/Bypass road, does BT-Phase 8 has potential in its own to rise up?? May be the impact of commercial/residential development like Dominion Mall etc. To improve prices??

BT phase-8 had seen 18 years and value addition has been materialized. BT having more than 18,000 employees and phase-8

can now sustain itself alone from the revenues being generated by transfers/maintenance charges/other map and possession fees etc

If you go see the transfer office, you will be amazed to see the rush of people!

If MR goes and Cantt takes over then still it will be better place than other good parts of Pindi as BT management structure comprises of veteran professionals from all departments

BT is here to exist and will exist very well

Without Pindi bypass BT is still best in the area, better still, in the region.

If Pindi ring road is taken out then Bahria Phase 8 does not have any significant potential to rise (increment in price).

The prices were artificially inflated because of bheer chaal. Now this is the stable price level.

Also I believe the final routing of Pindi Ring Road is still unknown.

Any investor should do a thorough homework and do a good research to invest money in the right project.

Bahria phase 8 is good for living only for pindi area. If you really want to consider bahria then bahria enclave 1 in Islamabad is a far better option. There is no harm in going and visiting it to actually do the comparison.

Phase-8 people have lost a lot as they followed the bheer chaal. Hamesha soch samjh ker investment kerein. Sarey factors ko samney rakhein. Apni mehnat ki kamai ko sahi jagah lagayeein

These small units are best suited for a general store, milk and dairy supplies at muhallah level.

At present, they do not seem at full rental potential even at good prevailing rates but I think in 1-2 years they will be hot for rents.

If you think that just one house spends at least Rs 10,000 as minimum on monthly milk requirement and DHA valley blocks are full of houses!

Think of other supplies, stationary etc!

A 40 lac plot in bahria enclave islamabad just one year ago is not 65 lacs. You see?

Merey comments aaj bhi moujood hein is forum pey. Per ye dunya nashukri hey. Ye bheer chaal mein maar khaa ker aankhein kholti hey.

Agar meri baat maani hoti tou aaj kis ka fayada thaa? aur rahi baat rehney ki.......bahria enclave isb ka eik dafa visit bhi kerein.. Phir mujhey batayein key phase 8 kahan aur bahria enclave islamabad kahan..

Jeet hamesah haq ki honi hey...aur result aapkey saamney.

Please excuse me as I don't have much knowledge in this field but I have seen Bahria Enclave Islamabad is listed in Unauthorized Communities on CDA Islamabad website.

Is this information Correct ? If yes, what are the consequences in near future for investment in such location.

Access to Bahria Enclave is pathetic…and its way over priced

There a many societies that do not have NOC from CDA. CDA sets a set of rules to be followed in order to release an NOC.

Many societies are seen ignoring what CDA says. What is the probability of CDA erasing/buldozing the entire enclave 1?

Regarding the price of enclave. Do the maths correctly.

It is Islamabad, beautiful margalla hills view, infrastructure of Bahria.Poorey Pakistan mein ager koi rehney ki jagah hey tou wo ye hey...with all the things in one place.

Now take a moment to find the price of similar plot size in islamabad. Abhi pind ddader khan key phase 8 ki baat nahi ho rahi hey...Then tell me if enclave is overpriced or underpriced.

But again jis tarah Allah key fazl sey Sayeein ki sari baatein sahi nikli hein...isey baat ko bhi aazmaa lein.

per jab wakt guzar gaya tou phir aap us price pey nahi khareed sakein gey. Sirf apney bacho ko apni ghaltio key barey mein batayeein gey aur dil ka bojh halka kerein gey.

Bahria Phase8 one of best project with all basic facilities.Less return but safe investment.People have no other choice except Bahria in whole Pindi because of good security and best facilities.

Agreed with sayeein sb…One can clearly see what CDA is charging for its ruins in Park Enclave which is 5 decades behind Bahria Enclave…That’s the best place to live,Bahria standards right within Islamabad.

There is no doubt Enclave is best for living if we compare with CDA sectors where is less facilities and more prices.

Bahria phase8 is best for Pindi and low budget people.Anybody can afford if we compare with local area prices.
