Bahria Town Phase 8 rise in 2015

The Upper House of the Parliament on Wednesday passed the Defence Housing Authority Islamabad Bill, 2013 with the object of carrying out schemes and projects of land development for the welfare of the bereaved families of martyrs, war injured, disabled and other persons of the defence forces.

The bill was moved by Minister for Law and Justice Farooq H Naek, which was unanimously passed by the House. The National Assembly has already passed the bill. Now after signatures of President Asif Ali Zardari, it became law.

Yes DHA is an authority and made afteralaw passed from national assembly. Its allotment letter has colletral value & it enjoys the same Power as other Authorities have.

I agree Ali Riaz not of that calliber. As its universal truth that one generation works hard to make, second generation Enjoys the it & the third generation sinks the whole ship.

I think Bahria orchard falls in takht pari area, thats why its rates are down 2-3 lacs per file. Is this right. Because logic says it as the whole bahria town RWP prices appriciated but bahria orchard prices are declined.

Takht pari settlement is nothing for Malik Riaz.

Orchard has stopped falling now. In fat last week, the possessed street in Orchard plots appreciated by 50K and even more. There are several possessed areas in Orchard in all sizes, one Kanal, 10 Marla and 5 Marla.

You one mentioned that you will give your review about Phase 8 Extension... prices are at very low at the moment as compared to rest of bahira, land acquisition issue as per google map shows that extension has around 40 percent land in hand which is in many pieces not a single present is fully acquired to deliver, ring road is in process and local people don't willing sale their land.

Due to above mentioned reasons, I believe that its good but very long term investment.

Now MR is almost out of danger so do you think its time for phase 8 or we should focus on other areas. Your detailed review will be appreciated.

Rawalpindi bypass will be a huge change for DHA-3, phase-8 and all the societies down the line.
We know there is a big no of families shifted from KPK and settling mostly in phase-8, B-17 & F-17.
A bypass alone for phase-8 KPK families is a dream to exit from Pindi. We know KPK brothers love to live together and that is another value addition attracting more and more investment in phase-8.
Now people are realizing that when a Marla in muhalla abadees is expensive than Bahria town phase-8, the significance of phase-8 along with its extension is increasing all the time. People having only motor cycles are now shifting to phase-8. They get their supplies from outside phase-8 in weekly bazaars and enjoying the luxury of BT living.
Regarding possession, the small land owners are not a problem, the mafia behind them is a problem. We can still see some old houses in developed phase-8 surrounded by new BT houses. Eventually they will surrender to BT one day. Same is true with some non-possessed small chunks in extension.
Even with possession problem still BT owns a vast area of extension land.

I think after Takht Pari resolve, phase-8 will rise along with its extension. Allah Knows Better

I received several mail to my inbox asking almost similar questions:
...A house in Umar block is better or in sectot C
...Cost of construction in phase-8
...Generally some questions asking comparison between safari valley and other blocks of phase-8
Sector C is having better town planning than Umar block, wide roads versus safari which is 30 feet only.
Rental situation is also better in C.
For example in safari, it is 45-50 K rent for a 10 marla double story, in C it is 55-60 K of the same10 marla.
Access of sector C is also better.
Regarding construction cost, if plot is on solid ground, you can save at least 10 lacs on piling.
An A class construction costs, WITHOUT FILLING, between 2500-2800 Rs per sq ft but in this cost A+ is not possible.
A+ costs around Rs 3000 per sq ft. If front is Spanish tiles and black marble on staircases, wood high quality, cost exceeds 3,000 Rs.

What are the best blocks for house construction in Ph 8 currently? Would appreciate response, thanks

I think if you are keen to invest in Phase 8, only go for possession plots. If you find something reasonable in this COVID impacted time you may get some gain in future. The purchasing price will make the difference. You should not expect any immediate jumps in Phase 8 as the developer have lack of interest now because majority of the area has already been sold and MR is not keen to spend more in these projects. BT P8 Extension has a potential to grow in long term specially if the RRR project kicks off. One should also look around the adjacent areas and new housing projects near to proposed ring road as the new societies will put an effort to show on ground developments and make their project a success. For other societies go for sound developers and the projects which have the capacity to get the NOC or the projects who have already got the NOC.

BAhria town has stopped the work on bahria orchard, may be they have all the machinery to Bahria phase 8 extension due to upcoming RRR. But there is another news that bahria will omitt phase 8 extension & will make two new blocks there namely Q & R.

Can any Senior, help to assess the current price for 7 marla park facing plot in safari valley Umer Block park facing plot in street # 63.

And expected growth after a year for the same?

Its near High Tension wires, Rates there are little bit down. You plot have value around 40-42 lacs as per my assessment.

Based on your expertise what would be the best option for investing in a 7 or 10 marla plot same as in Usman block type confirmed and populated area plot for another 2-3 years. Why I am asking this is that the value of the same above plot in usman block was 4 to 4.2 million back in 2017-2018.

I am planning to invest in possession plots with no issues for 2-3 years be it 2 plots or 3 in Bahria town or outside BT. My range would be 12 to 15 Ms.
