My advice would be to spread your investment, don't put all the eggs in BT basket. Plus check out latest transfer fees, possession charges and non-construction penalty in BT and add into the cost. I am alerting because Bahria tops in all three. Very very exploitative.


Thanks Isloo sb as always all your experts ideas are very helpful and to be honest im writing all these into my notes. I am an overseas planning to be back soon to Pakistan InshaAllah and therefore trying to explore the market here and there between Peshawar and Islamabad. I do have some well wishers including my family and friends who helped me invested both in BT and in Peshawar which has got matured Alhamdulillah.

However I am still trying to see if i can invest in a good society to get a good return in the near future. As you know CDA is always good to invest in, however they are too expensive and you can't get much in 12-15 Millions.

I would also be interested in some commercial ready property too such as CDA Markaz shops with a good rental income. Please guide.

For living purpose Bahria and Dha are good but don't expect much return in possession area.Good return is only in undeveloped or underdeveloped blocks but it will be long term investment.Dha-3 sector A,B and Bahria Garden City sector 5A all of these possession and safe investment.For long term Bahria Orchard is good but should go to developed area.
For good rental income around Dha-2 is good and safe.Dha-2 D-mall which belongs to Al Ghurair Giga near to complete project.Recently me and our two forum friends invested there so visit yourself than decide.Gulberg Green also good option for commercial so visit yourself and decide.

Check in company may you get something in 25% down payment or check in market if you get something reasonable in resale.

Be prepared Bahria is going to launch in KPK in next 10 days after a long time.Location yet not clear because they have land in two different areas.Let's see which area going to open.

Imtiaz bro, BE getting NOC restored sounds like a rumor spread by some desperate investor or bored dealer. Coze I did not find it anywhere, plus CDA website still says, NOC not issued.

Muhammad, 12 to 15 million is a good base that you can spread across multiple property units. Pick some on cash and some on installments. But aim at 4 years minimum. BT-8, B-17, G-16, G-14 all good.

You can even opt for a 4 marla in D-12 that ranges 14 to 15 million. For some, this might sound like end of line "iss se ooper kia jaye ga?". But CDA has incredible ability to surprise the market and set new norms -- I always miss the train. (Falcon would not agree, but I stand by my assessment).

D-12 and E-12 are solid investments on ground. Bitcoin is just a huge bubble. So I won't regret a bit missing the bitcoin boat.

BTW, Tesla stocks gained the most making Elon Musk the richest man on planet Earth. He literally crossed Jeff Bezos overnight. Jeff must be biting his hand not investing in Tesla stocks.

I made up a call to an agent for D-12 4 marla and he said that there are not many plots available and the rates start from 17-18M.

On the other hand, I would concur Nadeem sb on the BT Peshawar response as there are some rumors i heard too, even though i am not living in Pakistan, however I have a friend who told me that BT has acquired some of their own land as well for BT Peshawar and it was like 2 months back he was saying that they could start BT in no time, not sure if this will happen anytime soon. Muhammad sb someone has misguided you.4 marlas start from 13.5 million and goes upto 16 million. You can buy as many as u want.

Is G-16/4 is under CDA and under Islamabad not pindi and have access to Srinagar hghway? and whether G-16/4 is good for 3-4 years investment. I can see an 8 Marla ranges from 8.5 to 9Millions. The price looks to be fair if true.



G-14/4- I am a bit familiar with this one as their prices are quite high for 4 marla around 12 to 13M, however G/14-4 is definitely better than G16 I believe. Please provide your views. Thanks

@ mohammed, G-16 is opposite side of the highway, the entrance with all broken street, food rerhis and trafiic on chowk it self tells the reason of this prices.
if for investment purpose and preference is CDA then go for smaller plot but on otherside of the road.
If for living then in 8-9 million choose something for living in good atmosphere like DHA3, DHA5 OR Bharia.

Isloo, as mentioned (it does need double checking), however from multiple sources the claim is all settled - as communicated by management to some big fishes and official decision/notification is due any time.

Having written that, it's a claim, may be a bluff? (Unlikely) but still no official notification, as of now!!

@Muhammad and Sohail: G-16 currently has access through G-15 (Jammu and Kashmir Society), which is connected to very busy and messy GT road (Peshawar Road). But this is the current situation. An interchange on KH (Srinagar HW) is already approved for Eighteen Islamabad that will provide direct access to G-16, G-15, Eighteen and other societies on KH.

G-16 is in CDA Zone 2 and a project of Ministry of Interior Housing Society, with office in G-16/4.

Due to its location and layout, G-16 prices have potential to go through the roof. Yes, 3-4 years is a good time to get 100% ROI IA.

But the society still has not acquired all the land. So invest only in possession plot. Do not fall in the trap of dealers who try to sell non-possession plots on throw-away price.
