Nothing commercial available in 15 lacs in phase-8.
Even a 15*20 ft in muhalla commercial cannot be bought below 30 lacs!.
If you want to raise money in Halal ways, forget " Tareekh, Jughrafia, date of birth of bahria phase-8" & buy plot in Orchard. Keep falcon eye on prices and exit once profit is offered.

Khan sb: in 1.5 crores, 5 marla commercial can be bought in phase-8 hub commercial but it is not very hot location as bahria main office will change from existing location.
In hot sectors such as overseas, you can co-own a 5 marla commercial which will cost max 2 crores & 85 lacs. Here it has all reasons for appreciation In Shaa Allah.
Also CDA mini commercials in G-14 can be explored.

about Bahria Orchard and other options with quick "Entry-Exit Strategy" the profit margins are minimized by the Transfer Fee, Dealer Commission and Govt Taxes (both at the time of Purchase and Sale).

Do you think that a plot/file worth 20lacs can cover all these costs and still give profits

People are not transferring plots on their names. This is risky investment as you deal with files.
Extension and Orchard files are so much in demand that you will suffocate in bahria main office....huge rush but as I said risk is involved when one is after big bucks!
Prices are still upward but where it will stop...a question mark!
Orchard all bahria transfer and CVD makes up to less than 1 lac.
Orchard has a planned access from serine city, the DHA-3 which is a very plus point. Current access is from F3.

your advises are always short, solid and valuable, I was once under estimating phase 8 and you in your usual style told me on its worth, as you know I invested a year back in phase 8 E sector two plots @ 57 and 58, now my dealer asking 85 each if wants to sell.

The prices are going up and the good thing is its due to genuine buyers to built thier houses.

Which area of orchards? I have 2 plots in st.137 both FP and also a commercial on the circular strip. I got no offers or demand. Dealers telling me no buyer even at booking price! Can you explain please!

Jazak Allah Sohail Khan sab.At same time i invested street#15 F-1 front open in price of 46 lakh and now dealer offer me 85 lakh.Did you remember i told you to invest in Dha-3 after D mall?almost prices are double in one year as i sent you dealer voice sms estimated prices of our plots.I always shared my sincere ideas to all.May Allah give barakah to all.

@Nadeem Bhai, offcourse I rememebr DHA 3 advise and also few months back you suggested me to take out one of phase 8 plot and get one in DHA 3, but I was late due to COVID-19 travel restrictions, otherwise would have been more better.

Today we finalized 10 marla plot deal in phase-8, sector L.
We have reason to take it on low price but today market of 10 marla at cutting terrain is minimum 70 lacs.
Phase-8 is appreciating super fast!

As per market survey orchard and extension files are well in demand.Is there any construction activity in develop orchard?

How is the pace of development work in extension?

Despite in demand rates of extension are still very low.

Development work is going on good pace both in extension & Orchard but not on super fast pace. Extension is getting more work now compared to Orchard.
Both extension & orchard will get RRR access. Both locations, developed/semi developed/ non-developed, have been appreciated for sure.
I can say without any hesitation that still investment in these areas is very good to get profit in near future In Shaa Allah.
Bahria is smart...Margalla Avenue will catch a lot of investors in B-17 and all the way from D-12 down to CDA's C sectors.
Bahria will sell both extension & orchard on RRR so BT has to develop these locations & will sell numerous no of commercials in old Princents blocks.
As I said b4, phase-8 is only place now where small resources investors still could jump in as all DHAs prices have gone sky high.

There is new upcoming project in Bahria Paradise Commercial by the name of Opal Mall & Luxury Suites. It is a high rise project with 21 storeys which will be highest building in Bahria Phase 1 to 6.
