Bahria Town Phase 9 no more exists . Project may be relaunched in future as Joint Venture with DHA. Situated near Phase 8.

Park enclave is more reasonable and safe investment in my opinion. With no politic issues involved unlike bahria. But I suppose the more risk the more reward! which ever you fancy really…

Prices area really cheap, they are fraction of the price of bahria, its located right adjacent to rawal lake near bahria enclave.
Who are the developers & promoters of park enclave ? is it safe to invest there and wht is the development position there right now and how much time does it need to get fully develop
I have not invested here, even though I was tempted to. Therefore, I have limited knowledge as im not entirely sure but from what I remember the society was launched around in 2011/2012. They had some issues with paperwork regarding there development, but it was rumoured that the infrastructure will be complete early next year around april/may. Its a cda sector, I think they need quite a lot of development, but the fact that they need a lot of develop is a good thing as prices are high now, once fully developed and possession prices will increase ten fold! yet its cheaper by half the price of bahria. Location is slightly better also. Unsure of whats going on, as I also heard rumours that possession will be given next year june/july time also, don’t if true?

Few months ago; Bahria Town management offered the opportunity of Phase 9 file holders to switch to Phase 8 which shows that there is no future of phase 9. Many people took the advantage from this opportunity and shifted towards phase 8 by paying some money. Although you are late but even then I would suggest you to immediately go to Bahria office and request them to convert your phase 9 file into phase 8 plot as you have paid the money for phase 9 file. Phase 8 prices are increasing, i hope you will be in profit once you get transferred your file.

You should contact Bahria Town in any case, but i don't think they are merging phase 9 into phase 8 file now, as they don't have any more plots or files left, all you can get is refund, which is not a good option. Anyhow, the files of phase 8 ext and phase 9 are currently on profit, so you can sell it in market and get good profit. I tried my best last week for 3 phase 9 files, i also gave a written application to BT, but they din't offered me anything, simple reply was a sorry with a smile. Wish you best of luck !
Park Enclave is a flop scheme, i don't see any future, there are many issues, i would suggest you to buy in Bahria Enclave, the price of a 5 marla plot was 1580,000 which is now on 5-7 lacs profit, the plots are not developed yet, but they have planned to give possession in next year, they don't have NOC still very good work they have done and are still doing. They will also get NOC very soon. Regards,
Bahria Enclave location and development standard is v.good. Large scale development work is underway. 5 marla is about 22 lekh. Future is bright.
