As for 'mushroom' growth of societies in this area, well this actually is evident because of the great access through two main roads - Mohlanwal Road and Multan Road. Societies like EME and Sukh Chayn have access to both these roads. Other societies can also use the same bridges and cross over from Mohanwaal Road to Multan Road.

Price of raw land in between Mohlanwal Road and Multan Road all the way up to Manga Mandi is very expensive. Up to Sundar pind and Sundar Industrial Estate there is no more any land available.

And considering the distance it is more expensive than any other part outside Lahore at the same distance from the city centre.

Shoaib, Defence Main Boulevard opens only on Walton Road - whether you call it Walton Road or you call it Tufail Road. You cannot reach Cavalry flyover without taking Walton Road. Even if you go through slum areas of RA Bazaar.

Alternatively you take Defence Road or Ring Road to reach the same place where Walton Road takes you: Ferozpur Road/Qainchi.

Both of you have very good knowledge of the surroundings of Defence lahore as well as its road links. I really like it, you are involve in very healthy discussion. Acthally; question is very broad so its answer can not be precised. Uptil now; defence area have clear advantage over EME or babria town due to many reasons including location. I dont know what will happen after 10-years but as per my judgment; defence will remain unbeaten. My family members live at both places (dha and bahria) so I keep them visiting quite oftenly so I know their problems.

This is my personal opinion and surely I can be wrong

Actually I have a plot in EME block A. Before I start construction I want to consider for the last time if this is where I should live. If any other place is better, then why not switch and put the effort of construction in the new place if a better choice is available.

As you know construction of house is not easy especially for overseas Pakistani.

I have friends and relatives all over Lahore so that is not a reason to choose one side in preference over another.

But from all your answers I am still not totally sure. Shall I pull the trigger on construction or shall I switch my plot to somewhere else?

You can get precise answer only once if you keep your question precise. Now what you mentioned in ur recent email, if you start thread with these comments then you could get better feedback. You can read the comments of shoaib sb regarding investment point of view, he didnt know that you want to construct home in near future.

In that case, dha phase 7 & 8 as well as new blocks of bahria town would be eliminated automatically. Anyway; EME is very good place to construct home and live happily. DHA Phase 3 & 5 are expensive otherwise those phases are worth living in Lahore.

Nice exchange of logical views between Shoaib and PK - 1. I appreciate both of you for logical build up of points. However, I consider Shoaib's view more pertinent and close to reality. I think location of DHA Phase - 8 Lahore is best amongst all other Phases of DHA and much better than EME Society, Bahria Town and other housing complexes in that area . Actually, the location of the residence is as per the compulsions and requirements of resident. Simply , my recommendations in the order of priority are as under:-

1) DHA Phase - 8 and other phases of DHA.

2) EME Society.

3) Rest all including Bahria and other residential societies.

Irfan although Im going to start construction of house inshaAllah but I think it will be a wise idea to keep all aspects in mind - including growth in value. This is the reason I wanted everyone’s answers from all angles not living comfort only.

If you wnat to start your contrcution within an year or two... And your budget is flexible enough then you can consider DHA phase-5 ... It kind of best value for money area and you will be a part of mainstream DHA as well... That is in terms of living standard, class and growth of value... If you have a priority to get nearest to the city downtown and the center... Then you can search and get a good location land in Model Town (C or D block)... Although this option can be little overexpensive for you, but living there has its own advantages.

Thats just my opinion.

I have a plot in Bahria Town , Lhr. Recently i visited the place after 2 years. And i was amazed to see that how quickly bahria population has grown. Without any doubt. In Sha Allah i m going to build my house in Bahria. :slight_smile:

In terms of development class, the future competition will be between DHA Phase 8 and Bahria Town Lahore.

Even all other DHA Phases will fall behind DHA-8... Its development standard is better.

But for present living, DHA-EME has its own class. A mid sized gated community with plenty of green areas, very clean and well maintained by DHA and excellent location.

I would rate DHA, phase-5 to be the current winner in terms of living quality. If you look at from all perspectives…

If I have to move from EME, then I should go to DHA Phase 8. This is the project which will become the most posh residential locality of Lahore. Main DHA phases will not be able to compete with Phase 8. Even access wise it is on ring road and internal roads are amazing 160ft broadway, 100ft roads, 70ft roads etc. Many other facilities planned inside.

But the problem is, it is not developed yet. So better stick to EME - no point moving to Bahria because it is far on canal road as compared to eme.

What do you suggest?

For living DHA phase 5 is best in lahore.

But it is Very Expensive.

I agree with Pardesi, DHA Phase 8 will overtake all DHA phases including Phase 5.

Dont give it a damn by leaving DHA (EME or phase 1-8) and move into Bahria. There is simply no comparison whatsoever between these two... No matter which factor you are considering in comparison.

You mean Bahria is better than DHA(1-8 and EME) or the other way around?

Which location and distance ?? sorry couldn’t reply back you second last question… I meant that DHA has no comparison with any other society in Lahore… It is the best and most reliable, time tested brand… So its better to stay in DHA (phase-1 to 8)
