Budget of 7 million

Hi

I have a investment of 7 million and i wanted to build house, first i thought to buy a plot and leave it for a year or two and make profit but now i am thinking to build a home on small plot like 5 to 7 marla. As i can give time for building home, i have a experience in working this field. So i need suggestion what senior members suggest,

1) where to invest for maximum return?
2) is it good idea to build home and sell?
3) confused where to invest?
4) how long it take to build a home?

I think in this budget,plot is a better option because the places where sale purchase of houses is high also need big investment.

1 Kanal in dha 2 ex commoners is a very good option to invest.

Oh thank you, what do u expect it will give me return in 6 to 8 months, what i am calculating that if i buy a 7 marla plot in korang town or bahria town phase 8 for 3 million and invest 3.5 million to 4 million on construction for next 6 to 7 months it will give me minimum return of 1.5 million.

Y dont you buy an already built old house, renovate it and resell at profit. If you are completely new to construction then y take risk. Rather buying plots and holding onto it for few years for returns would be better

That can be a good option but i worried for drainage and some time u cant undo the base. I have a certain idea how i wanted to make a modern style home, please refer me korang town how this society is good for home,

Sir in phase 7 marla house wont be constructed for 3.5 million because construction cost there is too high..

Secondly you wont get a good plot for 3 million..Excellent 7 marla in abu bakar which is good for construction is 4 million plus..

Thirdly market in phase 8 is very slow and is expected to remain slow for coming time as well.Too many sellers and less buyers..

So what i can say is plot can also give good return provided your selling is good..

Saadi brother can you tell the supply demand in BE1 and Gulberg if you have any idea. Is supply more than demand there? both are a vast project covering vast area so am curious to know this

Sir dont now about gulberg but people who have bought in be 1 are curious for immediate possessions because thats the beautiful place to live…But now a days even supply is a bit more in enclave because of slow market.

Thank you saadi bro. Has be1 obtained NOC from CDA? and sir what are your prospects abut investing in gulberg. Prices are cheap there in comparison to other societies in zone 5 or is it that gulberg is another 20 years game as their development pace is too slow

Right now hot places are cda sectors like G-13, G-14/4, G-15, I-11/2 which will give u good return and it is like dollor u can sale on one day cash, will also have good rental valu as these are proper cda sectors
