You mean Bahria Enclave in Islamabad or Bahria Town in Pindi?

I am pretty sure Mian Sahab meant Bahria Town Islamabad.

But my personal advice is to stay away from all Bahria Town projects because of the latest case that is sub judice.

According to the newspaper “Dawn” the prices in Bahria have already come down by 20%. I guess CDA sectors are best for investment presently.

I think it's only ethical that people stopped investing in Bahria Town. Malik Riaz came forth with a very public confession of bribery. He's guilty already and as a token of solidarity with the CJP, I'd suggest we stop telling people that Bahria Town is a good investment because it obviously is not.

Just my two cents.

I don't think there will be any problem to Bahria Town. Malak Riaz is not owner the land. Person who purchased he is the owner. Malak Riaz is getting benefit from Bahria Town only. I don't make any misunderstanding about Bahria Town. We are in the market and seen no problems yet just invest and get benefit.

Go with Bahria Town developed phases, for the time being new projects might suffer but Bahria has no comparison. Also this is the best time to made investment in Bahria town phase 1 to 6. Because the rates of Bahira town plots bit lower then normal due to current Malik Riaz scandal.

As said before, like and preferences vary, you will have to be specific of what exactly you want else expert opinions will vary. You must by now have realized that mostly people are either aware of Islamabad CDA sectors or few other private housing societies in close vicinity of Islamabad including Bahria Town, but very few or none are interested in DHA or Naval Anchorages so are not in a position to discuss.

If you are interested in a Gated Society then i would recommend B-17 which is developing fast and asap the Margalla Ave is complete, will have the shortest access to the Islamabad city centre.

Please note that populate areas as you asked will always be high on price so will be the case with G-13, where as G-14 is also good investment.

If it comes to Bahria Town, as the new "Bahriagate" fiasco is yet to see some really big tides, so the only recommendation from our side would be to play safe.

If still interested then why not check Bahria Golf City near Barakahu which is only 15 min drive from Islamabad.

Before you finalize, you will have to keep in mind the travel time to your work place and other important affairs. Its important to know that B-17, G-13, G-14, DHA, Naval Anchorage will be missing any good schools, markets and hospitals for which you will have to travel all the way to the City.

Construction cost would range anywhere from 1800-2400 per sq ft depending on the choice of your input (quality of kitchen, toilets, flooring and doors). 14 marla would sum up to approx 3150 sq ft (calculated @ 225ft per marla) which will have a constructed area of approximately 2000 sq ft per floor. Simple maths will help you calculate your requirement.

The fall if any is only the reversal of artificial high that Bahria Town saw just recently.

I have beautiful plot of 18 marla in H-13, ready for construction leveled plot. Opposite to G 13. in 54 lacs… very easy road approach.

If I've understood it right, you wish to buy a plot of 1Kanal, construct and live in. And the area should be populated.

I would advise either of two:

G-15 [very good location on GT road and Motorway, near New airport, would be fully populated before G-14 or any other sectors of Zone II]

DHAI Phase 2 [huge community, secure, cheap, good neighborhood, World trade center under construction, run by an institution, will have all the amenities of life coz of its big size and is on Islamabad highway]

They are not densely populated now but by the time you'll finish your construction, you'll definitely have some neighbors to talk to.

And Naval Anchorage is relatively smaller society, not one of the top preferences for many. It is always good to be a part of large community coz of obvious reasons like security, future, amenities, commercial links, schools etc

With your budget, you can take the best choices.

And Ali am not aware of the Dawn news but I would say, Bahria Town is definitely NOT recommended now.

Some experts would have the opinion that developed or handed over phases would not suffer. I agree they should not

BUT

in those phases if anyone is buying, is buying for living and that means it does not matter much if the price fluctuates, what matters is the continuity of its after sale services.

So If, somehow, BT gets into more trouble or Malik riaz loses his powers then there could be a concern if they will be able to maintain these services, especially un-interrupted electricity.

But this is a fact, BT is on the decline at the moment.

Thank you for your valued inputs. But lets make one thing clear that now Bahria Town also suffers from loadshedding, and all private housing societies are gated societies with almost all key amenities.

I don't know which Bahria Town you are talking about... right now the whole Pakistan is suffering with worst kind of electricity load shedding but Bahria town not doing so... FYI please note.

Please justify the impact or proportionality of Malik Riaz trouble and the prices of DEVELOPED phases of BT. Yes, they might gets trouble for purchasing energy only (in worst scenario)... but still they are committing to providing better life style luxuries and environment in comparison of other private sector societies and even CDA sectors. as our fore father have invested in CDA sectors in 1980's and still we are waiting for KABZA or any development. :(

But in Bahria town they delivered as they committed.

Bahria's facilities are unmatched in Pakistan, no question about it. :) CDA does not provide even a fraction of them.

My point was, if in future Bahria's management gets stuck with litigation and Malik Riaz keeps earning the anger and hatred of public, things may become difficult for them.

Therefore, the concern would not be on the prices of developed phases but the continuity of currently available services, esp electricity.

So for new buyers i would suggest to wait for these cases to conclude and should buy only in developed phases, with possession.

Thanks for seconding me... actually we need to change the trend and mind set here... AWAM must realize the facts and sort things according to their needs.

If we are talking about Malik Riaz scandals, we should think first that he is a business man and why he put all garbage on his face for just about 34 coror "for him" :) as Bahria Town launches million rupees project and much more... he already spent bigger amount on charities and supported govt projects. I guess, here is something more about it... somebody used him.

Yes, he should avoid these kind of acts that bring his image down in public and also not good in our national interest.
