I am thinking to buy apartment(1-2) bed in bahria heights 2 extension for rent purpose.
What is its current value and what will be after 2-3 years.
How much is the current rent.
I am hoping we get some experts here for a discussion. I personally don’t understand the utility as well as the popularity of apartments when one can buy a small plot and build a small house usually in similar budgets that the apartments are being sold by these builders and developers. The difference in what you own is immense, one is a box in the sky and the other is solid land that you can call your own … And then this increasing occurrence of earth-quacks. Please educate me as I don’t get it why would anyone want to buy or for that matter live in an apartment. Thanks
Musafar, their is huge difference in budgets. E.g in islamabad you can get a small flat for 4 million in zone-1 but the smallest plot in zone-1 costs almost double plus the construction cost.
That’s true Ahmed for zone 1, but say for example in bahria the difference in cost is not so big although there is likely a difference, but the difference between a box in the sky and something on solid land that you own is also huge. There’s got to be something otherwise why would people buy it but I guess it’s just me personally who think of apartments that way and certainly there are people who like them
I think the main difference is price, even, outside main Islamabad. The price for house will be almost double or more than the cost of flat.
Similarly, people don't have time, patience, and expertise to buy plot, get all approvals, built house on it... Therefore, the simple way is to get a flat and rent it, to get running monthly income and increase in value of property with time.

I just heard Tariq Malik of Abdullah Associates who had fled the country with 200 million rupees of others, is back in town and quietly doing business again (meaning not advertising himself too much) ... He is a proven fraud beyond any doubt and very well known, but mentioning here in case some novice innocent person get stuck in his net, those are it seems he is targeting anyway as others know him well by now.
