Buying plot for construction of house

I m planning to buy a plot in 3-4 million, with the intention of constructing house for living in 1 to 2 year time. Currently i’m considering 5 or 8 marla plot in bahria enclave. My work area (office) is in pak secretariat. Are there any better alternatives?

In your budget Enclave is better but you can also consider in PWD. Also in this amount, you can get a flat in BT Rawalpindi civic center, which could give you Rs 25,000 rent if you want to rent it if need arises. Remember, Enclave main gate is 18 plus km from faizabad interchange

Not many options in 3-4 million. I suggest you explore FOECHS and CDECHS. You can get bigger sized plots here for your budget. 5 Marla is too small for self living. You may feel cramped.

Akif sb, if you could get an 8 marla plot in BE in the said budget, it is at ideal distance from your work point and also excellent development/ maintenance standard.

Thanks for all the suggestions. The only concern about BE is much higher construction cost and doubt about filling or non-filling land.

Approach to FOECHS appears difficult. CDECHS has a reputation of poorly managed society and electricity issue at the moment.

What do you guys say about Engineers Cooperative Housing Society or AWT in D-18?

Brother, have you seen Bani Gala area. You may find something like 1 kanal in this budget near IK house. Its much near than enclave to Pak Sectt.

Akif sb, FOECHS and CDECHS k baaray may sochna bhi nhe... Never, recommended as you have very rightly pointedout the reasons and its loc is far away from your work area.

In BE if you go for 5 marla plots in Sector H towards the tophill side (towards Sector N), that area is cutting and free from filling.

btw, today, I was told by a friend that in BE, at some places, there is filling even up to 45 feet.

@Akif Nissaer, i think 45 feet is too much exaggeration, baad say baad nam burra.

yes filling issues are there everywhere in zone 3/4/5 but if its 50 feet mud and sand then no structure can survive standing for more than a couple of years on it , they will simply collapse because of gravitational forces creating imbalances of structure and its automatic destruction.

i think 10 to 25 feet filling is possible for the developer to close eyes on it, above that would be self deception.

Can anyone please explain more about 8 marla possession plots in BE. How about I-12 CDA sector? I think plots there in the 3-4m price range if going to develop soon.
