Buying Plot In Islamabad Zone 2

I want to buy 1 kanal plot in Isb zone 2. My budget is 3 to 3.5 million. I will buy it now but want to do construction after 3 years. Can any body suggest me a society in my range. I have AWT, engineering cooperative, WAPDA town and b-17 in mind.

Please recommend me in these or any other. Please also suggest which sector/block should I prefer within any society.

In your range 50*90 Plot in B-17 C & D Block and E-17/3 possible.

@N.D. Considering the fact that you still have 3 years before starting construction, I think you have picked reasonable options since I believe most of these will be decently populated areas in that time. B-17 and E-17 options Mr Muhammad Nadeem has explained above.

Regarding AWT, you can get a 1 kanal plot at a prime location (main double road, corner, boulevard) at around 3.5 million in D-block, which is presently the best in this society. Development is complete with all civic facilities, infrastructure and immediate possession. House construction has only just started in the society but in 3 years it should be well populated. Being an Askari project, you can expect top quality security arrangments and in a few months time, it will also become probably the only private society on the entire motorway from Peshawar to Lahore, with its own motorway interchange, which points to significant price appreciation in future as well. The only downside is it has an external electrification system.

In Engineering cooperative you can get a 600 sq.yds plot in 3.5 million. Development standard is good and there are over two dozen houses already complete with ppl living there and more under construction. The society however does not have a direct access from any of the main roads.

Wapda Town has reasonably good development standards but I think it might take a bit longer than 3 years to become suitable for living.

Consider cdechs but may have to increase your budget for big size plot. Small can be obtained in your budget.

I would suggest to go for B-17, having good quality development and reliability, reputation in the market.

Based on replies I have dropped the idea of PECHS.

In b 17 most developed block ( block B) is currently out of range but in c block u can get a possession plot in range 3.5 to 4 million with good location where u can start immediate construction. D block will take time to develope in e block u will get good location plot around 3 million and possession will be hand over in june 2014 app. Agree with sheikh sab consider CDECHS u can get a good level kanal plot around 3.2 to 3.5 million in sec e 17 3 with possession. Will prefer both sectors on pechs awt as both of them are part of zone 2 and under CDA. Awt is not part of zone 2 same with pechs

Possession in AWT was given long ago but not populated. Infrastructure standard is low. Open electrification is critical issue.

Only those buyers may consider societies near Zone-II those cannot find plots in Zone-II in their range.

Zone-II limits are expected to be increased in near future up to 19 or 20 series. At present Zone-2 is up to 17 Series. A-17 (Some area of A-18), B-17 Some area of B-18.C-17,D-17 (Some area of B-18) E-17,F-17.G-17.

A new Zone-6 is also proposed near Chakri

@N.D. I hope you would have got a better idea after reading the comments, which I think are mostly fair and balanced. I think what you should do now is visit the societies that you have in mind…that should help you decide.

Actually I have become more confused now :) The entrace of CDECHS is from GT Road or Fateh Jang road?One more thing CDECHS will be managed by CDA later? because have to consider plot price and maintenance of society later as I will buy for construction not for investment. B-17 seems a bit far to me. I liked AWT because it being an army area will have good maintenance and security later. Any expert opinion on these points? And Wapda Town should I drop it completely?

If you want to buy for constructing a house for your own living, then Go for B-17, AWT. PECHS is also considerable. After 3 years, many things will be changed. Specially new airport will start and nearby area will be very expensive.

@N.D. You seem to have a good insight as well as foresight! a rarity these days:) To answer your questions, CDECHS has its access from GT road and will not be managed by CDA at all. I think you are spot on in your decision of keeping three key variables in mind (Possession, maintainence, price gains) since you will start building later. A plot presently in a non-possession area will not become a well populated area in only 3 years.

B-17 is a great society, minus the distance. Its future will depend a lot on the Margalla avenue project, especially if you commute regularly to the city. You have 3 years, if you like it, you can take a chance.

Its true that AWT was developed quite some time ago, but you can never underestimate the "Khaki Factor" in this country, that is, when they have decided to get their act together (Now you do realize why the "Sangjani" Interchange had to be built inside AWT society!). AWT is completely surrounded by a boundrywall (as opposed to just the front), and also has some military installations to its south, so expect it to be like a future cantt. I have heard (not confirmed yet) that once house construction picks up, the army run CSD stores will be opening a superstore in its commercial area. If that also happens, my bet is on Atleast 3x price increase in next 4-5 years :) At present, you can get a 1 kanal plot there for between 2.5 - 3.5 million depending on its location and block. D block is the most expensive, G & H blocks are the cheapest.

I also agree that Wapda Town might not be a good option in your timeframe.

Lastly, I would advise you again to visit all of the societies suggested by forum members while keeping your key considerations in mind. I am sure you will arrive at a good decision for yourself.

@ SyedAmjad thanks for detailed reply. Really appreciate it :). G n H are cheap due to any specific reason. R they good options considering they are deep inside the scheme from access point of view. BTW is gas approved for AWT? Can somebody recommend me trusted state agent in the area who can help me to find a good option in a reasonable rate. :)

Block G and H are cheap for various reasons. Firstly, you are right that they are farthest from both the entry points, GT road access road is through A block, while the interchange is linking up to main boulevard between Blocks D & B. So its clear that they will take longer to become populated, atleast 5-6 yrs. Blocks D & B on main motorway access will develop faster, so even if you don't eventually build there, they will give you a handsome return in 3 yrs time if you sell.

Yes gas is approved for AWT, but you can check that with the property dealers also. Ever since work on interchange began, there are many estate agents now dealing in AWT, infact 2-3 of them have setup an office in the society itself, you can talk to all of them and compare prices and options. Otherwise, checkout the Sunday's "Jang" newspaper for more options.

Well B-17 future is totally depend upon margalla avenue.I think you should go for f-16 or f-17. U can also i-14 or i-16 for investment.
