Thanks for agreeing with almost all the points. But can you please point out where exactly did I "provide the rates". My friend I provided a "range" of rates that is prevailing in market these days. And if you disagree with that then I respect your views :)

Thanks for reply and see you gave the range as under which can be your own cost of your own projected but you cannot give this rage to the viewers as they want to get services from the contractor....

I already had long fight as one other own projects builder was given such rates or range....So give them the market rates which one contractor or builder can offer so they will not be confused....

-Grey structure rate on turn keys basis: Rs 950 to Rs 1100 per sqft, you can save 100 to 150 Rs pr sqft if you go for it yourself.

-Finishing work from start to complete on turn key basis only: Rs 1600 to Rs 2200 pr sqft depending upon the quality.

Above rates for finishing cannot cover A or A+ finishes if you get the services of a contractor or builder with materials....can be in B or B+...

Rest you gave valuable explanation to the viewers.

It can guide them to choose the right way and right person for the job...

Gentlemen, how much should the architect charge?

The one I spoke to said the total covered area for ground and first floor of my plot will be 4,600 sq ft. And he will charge Rs 60 per sq ft. This will come to Rs 276,000 for the design including electrical drawings and 3D views.

Also his people will do site visits at a few stages of construction. They will also give advice to thaikaydar if he can visit his office whenever needed.

Is it a good deal?

This will also include approval of design by society office.

But will the architect charge extra if I tell him there is also a basement? Will that increase the sq ft area for his cost?

Woow thats way way too expensive. Maximum it should b 1 lacs. If he is charging the rest for advice what else can i say.

Hello,
About the basement, just take care of the seepage because this is one of the major issues that relate to basements.
Otherwise, personally i think that there should be a basement for it provides additional space which can be utilized for various purposes.

Zain bhai … What are the precautions that I should keep in mind to avoid seepage?

After reading a post from Zakir Hussain with this title:-

"Basement - Cost of Construction"

I am thinking of building my house in 4 stages:-

  1. Basement (grey)

  2. Ground floor (grey)

  3. First story, mumty and boundary wall(grey)

  4. Fittings, finishing and gate.

What do you think guys?!>!

May be it is more economical to make the whole grey structure in one go.
