D 12 or DHA 2

Salam everyone,
I wish to build a housefor my family living in islamabad. Can anyone suggest which is the best option? A 10 marla house in d 12(which sub sector) or 1 kanal house in dha 2(which sector). I have a young family and dont want much of the hassle in living.
Please give me your expert honest advice with some reasoning.

D-12 is not yet in a proper livable state. I think there are water issues and gas is not available in some areas. 10 marla would cost around 160-190 lacs.

Dha 2 sector A-J is well populated and readily livable. You can find a 1 kanal good location plot starting from around 130-135 lacs. All utilities are there. 10 marla here would cost around 70-80 lacs i think. Its drawback i think is its access. It lies on Islamabad Expressway which is mostly congested due to heavy traffic. Even from Zero Point there is traffic jam most of the time.

in terms of investment i think DHA 2 is better. The Expressway might undergo expansion in the future which will positively affect prices. Size is also big so gain should be better.

cda sectors have quicker gains but D-12 is too costly and the projects close to it like MA have no certain future. Its been there for a long time and no results to date. Access for D-12 is also not good and the main road touching E-11/4 service road is also very congested especially in the morning because it leads to F-5 where mostly govt. Offices are.

rest is up to you. If you want to go for D-12 then D-12/4 is better as it is has better access and better populated than other sub-sectors.

In DHA 2, you can go for B,C,E blocks. If you look at the map they have a central location and close to circular roundabout where future commercial activity is expected. I you want it close to islamabad expressway then you can also look for D and G blocks.

Considering the fact that you dont want much hassle, it is suggested that you prefer DHA over D-12 at the moment

Thanks for replying. A person was suggesting me G 15 over Dha 2. Whats your expert advice over this?

As I need good schools, doctor and markets approachable.

Or if you have any other suggestion keeping my needs in view.....

G-15 is cheap comparatively. Many families living there. Security wise is not good as surrounded by villages. G-15 and DHA 2 both have good schools and markets. Doctors cannot be found in societies but big commercials like central islamabad and Pindi. I prefer pindi than islamabad. DHA 2 in this respect is better as you can find many in saddar, saidpur road etc. Living standard in DHA2 is also much better than G-15.

Can you tell the reasoning of that person who preferred G-15 over DHA 2?

D-12 is going to be good place if you can afford. G-15 is not very good for living at this stage. Nearby good school is Froebels Rawalpindi and hospital is Quaid e Azam International.

Also add Bahria Enclave in your list. Close by school is Headstart.

Being a parent of three young children, its really important for me to have choice of facilities. Budget is not very limited so I can shop around. Bahria enclave, I have heard it's not liveable at the moment. Is that true? I am not in Islamabad so cant predict.

@Arshad, can you pls tell me why do you prefer pindi doctors on Islamabad ones? The person who suggested G 15 was referring to the access towards pindi and isb also in long term universities as well.

But what I need a decent environment for my children where they can access all facilities including sports.

Both doctors are of the same standards but i have personally witnessed pindi doctors more experienced. Obviously you have to search for the good ones. Islamabad is very expensive given the same treatments. Considering DHA 2 pindi doctors will be in close proximity while from G-15 i think both will be at the same distance somewhat. D-12 is the extreme of islamabad so you will most likely be bound till the islamabad territory.

as you are more inclined towards better living esp. For your children and if price of plot is not an issue i would suggest DHA2 would be better. But if you work in main islamabad or have some business there and need to commute on a daily basis than D-12 or G-15 would be much better.

it would be better if you visit the places before making any decision. Who knows you may drop out all possibilities and look for something else.

Rawalpindi doctors are better than Islamabad ones. There are zero sports facilities in D-12 and little in G-15. F-9 park is almost 8-10 KM away from D-12 Markaz.

Enclave has a few families and is liveable with few compromises like no grocery store after evening and no hospital.

DHA services are not very good and almost same as CDA or a bit better. For good life style, Bahria Town is the best.

DHA-2 has already initiated a big commercial project “Mega Commercial Avenue” comprised of 100 Kanals and will be located at the big central roundabout. It would be a very poor design if they do not include the opportunity for the health professionals. Their mishaps with Malik Riaz have already brought them down to the lowest level as for as Rawalpindi/Islamabad projects are concerned. They have to prove that they could revive on professional and competitive level.

A nice army public school is already functioning inside.

Islamabad was, is and will be having top importance in the area but just compare facilities available in BT and DHA. There is no match at all except the higher educational and intercity transport service, which does have the top priority for some people, by the way, and of course being the capital.

But in safety, security, civic amenities, water, club and maintenance, Islamabad is and will never be able to place beside BT & DHAs. In CDA the corruption pillars have been set so strong that nobody could revive CDA now.

Since our rulers could ONLY do roads, it is strong possibility that Islamabad highway will start soon and after this road got wider, DHA-2 will be a top township to live in and remaining amenities will try to beat each other to run to this area. There will be only 20-25 minutes of drive to the H-sector to universities.

I am sure this area can never be ignored for a nice hospital in a very near future.

B.R.Malik bhai can you update about the islamabad property market. Heard from few friends market is very very slow nowadays overall with very few buying and selling activities going on. Lack of investors and genuine buyers for now. Karachi market is an exception however which is performing better comparatively. Many ppl willing to sell at lower than the MV prices. Any idea about all this being true or not. And if true when you think market will get aback to normal?

How much is 1 kanal in bahria enclave and do we oen land after purchase?

I have heard in bahria we can buy land on lease but dont own it. Is that true?

Yea on government papers I.e. Registery etc the land is owned by bahria town pvt ltd…but some times it’s better to keep the property in the name bt…otherwise you will be responsible for all the legal problems related to that land…

Dha is far better in terms of investment because d-12 is already high priced keeping in view its civic facilities..D-12 has a long way to go to justify this price tag as the present development standards is the biggest turn off keeping in view its sky rocketing prices..High way expansion can add more value to dha 2. Infra structural development is literally nothing in d-12.

@ Abdul qayyum sbb..Sir shifa hospital has a very big plot inside dha 2 in sector A and they will construct a mega hosptial there..Secondly apart from aps,roots is also operational inside dha 2 in sector C..There is no match of facilities of dha with cda sectors.. Jacaranda club is functional with state of the art sports facilities and now they are constructing big swimming pools in sector E with even much better facilities..A cinema and bowling alley is also under construction so after high way expansion you can imagine the value of this place.All brands have started gathering in its vicinity..

No doubt DHA-2 has Jacaranda Club and many schools at nearby. Roots is not a good school. But my point is that if one want to live in that area than why not Bahria Town. All positives of DHA like expressway expansion etc are plus of Bahria Town too. Bahria has much better services.

Of course one do not own land in Bahria and many people are allergic to this concepts.

Enclave 1 kanal is probably 1.20 Crore to 1.50.

DHA, Bahria Town and Enclave and D-12 are all nice places and no fraud in it. Depends upon preference and circumstanes of the user.

But G-15 is not at all comparable in facilities with all the discussed options which is your original question.
