Most of the people (NOT EVERY ONE) in this forum have their interest in some specific societies like DHA lovers, Bahria Lovers Gulberg lovers,Multi Lovers,Top citi Lovers etc. There are few genuine investors and experts and most of the people here are dealers.....
Please point be noted that there is few experts like Nadeem bhai,Pak-1,MBBS, Khan who gave independent opinion.
This is very right, I have noticed this for a long time. Too many zone 5 and zone 2 dealers sat here just pushing their view point when question is on a different topic. We need more independent opinions.
Kamran, I would not give such sweeping statement. Any forum member who is linked with property business usually makes his intentions clear thru his offers and statements. Many others have vested interests in certain zone, sector or scheme. Some others are just fond of a particular project. I see nothing wrong with any group as long as they are offering their opinions and not attacking opposing views. It is your personal choice to trust one and not the other. And a polite way is to invite your favourite person to comment.
Your use of term "dealer" as opposed to "genuine investors" and "experts" , carries negative connotation which amounts to distrust and ignorance. To which I protest.
Tariq, you are forgetting 2013 when g-14 and g-16 were booming and everybody had suddenly become expert of those sectors. It is just that currently lot of investment opportunities exist in zone 2 and 5 and prices are changing too. That should explain why so many people want to passionately discuss those areas. Let’s accept that zone 1 had been slow in investment growth. Mostly genuine house owners who remove the plot out of market and have no real interest in discussing it. Plus the base investment is too high and out of range for many.
Sorry Isloo, But if you see most of the discussions prove my point…but i am not here to start any controversy. I just request all the seniors (Dealers,Investors,Experts etc)help and share their expertise to new comers and give advice…
@ Kamran sb..There is no problem in supporting a specific project as long as anyone is supporting it with facts..Secondly this zone 2 vs zone 5 are initiated deliberately so that everyone can evaluate the pros and cons of every project in much better way..
Zia sb..No concrete news about land acquisition of d-13 also cda claims to finalize the land sharing formula for c-16 however acquisition of land is not started yet and no one knows whether cda is going to acquire it soon. Also in my opinion it is a risky business to buy plot in these sectors.It is just like a gamble you may get an unprecedented growth or you may end up waiting for years and years.Risk is yours.
Saddi bhai you are right D-13, C-16 is very risky but if we see G-14/3 the price are more than double in last 3-4 years time as G-13 prices went up G-14/3 prices are also goes up…if you see I-12 there is more than 50% increase in less than an year.
Sir i am close observer of g-13/14…Both of them are stagnant for the good couple of years…And now no juice left because it has already en-cashed its location…Now price rise will be with the improvement in infrastructure which is no where insight in coming years…Not updated on I-12 but dynamics are much solid in I-12 as compared to to d-13 c-16 which is totally in air and volatile at the moment.Also I-12 is a low capital investment which is why it keeps attracting investors but development status is definitely abysmal. Also whole zone is stagnant for last 2.5 years and even prime properties are not selling in a reasonable time.I-12 may be the anomalous case.

Yes Isloo that’s correct. I-14 was my first investment at that time. Since then things moved to Bahria enclave then Dha and now zone 2.

Every one mentioned I-14 I have some investment there for some time. Is it now right time to move away from I-14 or should I wait for some time ? I have tried to sell my plots but it is very difficult to find buyer

I think I agree that everyone and anyone can comment here as long as their comments are relevant and on topic and not offensive to anyone. It all adds to our knowledge about the real estate in Islamabad ( Pakistan ). I am not a dealer, and I have nothing against dealers; in fact, educated dealers should be the best source of information about real estate and I would seek out their advice and welcome them to comment here as much as possible.
On a seperate note, all Pakistani property is highly speculative and based on rumor and conjecture. There is no governmental oversight such as property evaluation to guide the public. As such, we just have to use guesswork. As an example, the status of CDA sectors C 15 and C 16. What is going to happen here in the future? The dealer who sold me plots here almost swore that all the big wigs are buying here, not just in 2s and 3s but dozens of plots. I would not like to name these guys (the buyers) as they are all well known figures and the pillars of Pakistani society. Then I was assured that CDA is hell bent on developing these sectors asap, and that this time around it would not be like D12 etc. As they have to redeem their name. I have also been told that the CDA is going to come out with a reserve price for C 15 and C 16 in a couple of months, and that this price is going to be 15 million per kanal or even above. So anyone who buys now would double his/her money at least. Is all this true? Only God knows. We have such rumors, then juicy snippets in the press, but nothing more. No analysis by any knowledgable people, no real information. That has been the story with all the other sectors.
